"Niagara is expected to experience a 30-per-cent population increase by 2041: to 609,990 residents from its current size of 450,320." Population is the #1 key to housing price. It is already not easy for Niagara locals to afford houses, but it is going to be harder in the coming years. Advises: 1. Talk to your mortgage agent, see how much you can get for pre-approval. There are still houses under 300k in the area, which means there are still chances to get into the market. 2.... Don't wait for "market crush". Covid didn't even destroy the market, don't expect something that may happen once in your lifetime or never. 3. Save as much as you can for downpayment, that will improve your affordability. 4. Spend money wisely, don't buy things you don't need. 5. Try to lower your debt, especially your car and credit card payments. 6. Build up your credit score. Niagara & Dunnville inventory is currently very low as we have had an 18% decrease in new listings this year and currently sit at 1.5 months of inventory (signalling a strong sellers market). The real winners this year so far on average sales price growth are Fort Erie (31%) and Port Colborne (26%). Fort Erie detached home average price is over $500k. The only 2 cities in Niagara that below $500k are Welland and Port Colborne. But very close to pass it. If you are looking for "cheaper" homes, Welland and PC are the places to go.
