Take a look at how the second week on January 2021 compared to the same week in 2020. The average sold price for freehold properties continue to SOAR, up more than $150k from the same week last year. You'll have to read our monthly newsletter for that breakdown The freehold market saw incredible sales numbers despite a dip in new listings compared to 2019. The condo market on the other hand was flooded with inventory but saw a slow down on the total sales front. And oh yeah, rents for Toronto condos were down more than 10% Looking forward to 2021, it lo...oks like the traditional ebb and flow of the market is returning. From June 2020 onward, we saw sales numbers outpace the totals from 2019. The roll out of a COVID-19 vaccine has had a positive impact on consumer confidence already, signaling that 2021 will be a competitive year to purchase a home. Are you saving up to buy a home? Have you considered your closing costs? Do you know what closing costs are? Many buyers aren't aware that there are a number of expenses that are not included in the purchase price of their new home. We have put together a list of the ones you will more than likely incur. 1. There are often fees to set up or transfer utilities accounts at your new home. Things like hydro, gas and water.... 2. If you need to get a home inspection done, this will cost you anywhere from $400-800. 3. You will need a lawyer to review your deal for you and assist with the closing process. This will cost anywhere from $1,500-3,000. 4. This is one you can avoid sometimes, but hiring a mover for bigger items is usually a good idea. You either pay for the movers, or pay for the damage you might do to your walls and/or back! 5. There may be repairs that need to be done to your home, before or after the move. 6. The last item on our list is taxes, more specifically land transfer taxes. These vary widely depending on where you are moving to. If you are a first time buyer, you may qualify for a rebate on these taxes. As a rule of thumb, we tell our buyers to budget 3-4% of the purchase price for closing costs.
