The GTA RE Market Update August 2019 In August we had 7,722 properties sell over this time. A 13.4 percent increase to the same timeframe last year. But month over month basis was only 0.8 percent from the month prior. Sales were up as a whole for all home types with the strongest growth in low-rise and detached properties. Main reason for this is because the demand for more expensive properties, which were low last year, have come back into the big picture. Over 3600 deta...ched properties sold last month and we are starting to see a lot more homes on the market over the $1.5-2 Million dollar mark. With the Bank of Canada leaving the policy rate at 1.75% and new First Time Homebuyer incentive plan implemented by the government, we can expect to see a very busy fall market.

Stats Are In January 2019 Market Update for Vaughan. Overall the market is pretty steady right now. Just this past week, I have seen a lot more properties starting to hit the market. Many properties are doing multiple offers, due to the lack of inventory we were seeing last month and a lot of these properties are being re-listed at higher prices. As home owners thought they would get well and above market value, so they put the properties up again at a price they are looking for. Which will cause these properties to sit. PRICE and MOTIVATION are the 2 main components to selling your home. If you do not have both of these in place, your home will just sit on the market. There are buyers currently shopping but if your not priced right, they will just look over your property and not waste their time.

Here’s an outlook to what we can expect in the Toronto real estate market in 2019. We will continue to be in a sellers market. But can expect a lot more buyers in the market compared to what we have seen in the past year, due to changes in the mortgage rates. We have already seen fixed rates come down. Therefore we can expect a very busy spring market. Condo prices will increase on a similar basis to what we saw last year. While detached properties will have fewer sales due to higher prices and again why semis, towns and condos will continue to go up in price as well.

We have seen a drastic change in the Real Estate Market, when comparing to the Record High Prices and Sales of Q1 2017. Sales are down roughly 39.5%, New Listings 12.4%, Average Price 14.3%, Active Listings are up 103.1%. These numbers must be taken with a grain of salt as we are looking at two completely different markets. One of which had an extremely low number of inventory to this year where purchasers have a choice of what they want to buy. If you are thinking about bu...ying or selling in today’s market, it is important to remember these 2 things. Purchasers must have a pre-approval in place before heading out and looking at anything. The Big Banks are turning away clients even with a large deposit, that is not good enough for today’s mortgage guidelines. For Sellers, forget about last years Buyers Frenzy Market. Those numbers have not worked their way over to the current market. Listing price is extremely important if you want to look at offers. You must be pricing your home at Market Value! Gone are the days of Buyers offering whatever you want, because they will not qualify for a mortgage. So it is essential, to price your home according in order for it sell. The GTA Real Estate Market Update November 2017 TORONTO, ONTARIO, December 5, 2017 Toronto Real Estate Board President Tim Syrianos announced that Greater Toronto Area REALTORS reported 7,374 transactions through TREB’s MLS System in November 2017. This result was up compared to October 2017, bucking the regular seasonal trend. On a year-over-year basis, sales were down by 13.3 per cent compared to November 2016. New listings entered into TREB’s MLS System in November 20...17 amounted to 14,349 up by 37.2 per cent compared to November 2016, when the supply of listings was very low from a historic perspective. We have seen an uptick in demand for ownership housing in the GTA this fall, over and above the regular seasonal trend. Similar to the Greater Vancouver experience, the impact of the Ontario Fair Housing Plan and particularly the foreign buyer tax may be starting to wane. On top of this, it is also possible that the upcoming changes to mortgage lending guidelines, which come into effect in January, have prompted some households to speed up their home buying decision, said Mr. Syrianos. Changes in market conditions have not been uniform across market segments. In line with insights from consumer polling undertaken by Ipsos in the spring, we are still seeing seller’s market conditions for townhouses and condominium apartments in many neighbourhoods versus more balanced market conditions for detached and semi-detached houses. We will have more insights to share about consumer intentions for 2018 at the end of January when TREB releases its third annual Market Year in Review and Outlook report, said Jason Mercer, TREB’s Director of Market Analysis.

**GTA August 2017 Real Estate Market Update** The month of August showed at 34.8% decrease in homes sold over the same time period last year. A 3% increase in sales price, shows that the market is in a more balanced place, as to where we were earlier this year. Active listings were at a 65% increase compared to August 2016. If your looking to get into the market there are plenty of quality properties out there to choose from. You are able to negotiate again with your offers and have all the conditions we were all used to.
