What is a POTL ? A POTL simply explained is a Parcel of Tied Land! The property includes an interest in a common elements condominium. It’s a relatively new kind of condominium that is becoming more prevalent throughout Ontario.... As the name suggests, it consists of lands that contain only common elements (for example roads, sidewalks, parks, etc.). In this case the Roadway and Sidewalk are the Condominium. Each lot associated with the condominium land typically a townhouse or detached home in a residential subdivision or waterfront development is referred to as a parcel of tied land (POTL). Home Ownership in this area is Freehold but your ownership is tied to the condominium. Like a traditional condominium, owning a POTL means you’re responsible for your share of the expenses related to the operation and maintenance of those common elements. You also agree to have your property permanently tied to the land of the common elements condominium, meaning your property cannot be sold separately from its interest in the condo agreement. Roybrook Farm is a great niche community at the south end of Brooklin near Winchester and Highway #12 (Baldwin St.) and just north of the new Highway 407 Eastern Extension making this one of the most desirable communities as you have access to most amenities and commuter options. All you have to do is look at the average sale prices in this little area over the last year. In 2015 the Average SOLD price was $401,875 (based on 12 Sales). So far this year in 2016 the Average SOLD price is $434,300 (based on 3 sales). that is an increase of about 8.1%. Stats are taken from the MLS system for sales on Telstar Way, Ramona Way, Delight Way and Tempo Way.

Just thought you would like to know homes in this unique neighborhood have an average sale price $333,032 in 2013. With the highest sale being $370,000 an end unit corner lot. A further breakdown would show that Tempo Way has the highest sold price in 2013 as $357,900, Telstar as $370,000, and Delight Way $352,000.... During the summer I found this amazing little niche community called Roybrook Farm in the southern portion of Brooklin. Its a quaint little pocket of maybe 100 or so free hold Town Homes. It' a great place to start a family or if you are "Right Sizing" it may be the ideal place to be if your family already lives in Brooklin.
