Given the current pandemic situation, landlords have been offering perks to all potential renters in order to fill their vacant listings. Some properties in the downtown area have been offering one-two months rent free units. One listing on Avenue Road is offering first month rent free on a 1 bedroom, 13 month lease and includes a $200 gift card. According to a report, in 2020, a new record was set for sales of residential properties over $3 million in the city. Almost 1,100 homes were sold over this price point from January of 2020 to December 2020. Peel region on the other hand saw similar skyrocket records, with double the number of sales in that price range in comparison to 2019. When looking at Canadian real estate trends, one that keeps coming up is how Canadian cities are slowly becoming 18-hour cities What is an 18-hour city This term means the following: * Population growth, especially amongst young people... * Job growth, particularly in the tech industry * Efficient transit (increased rates of non-auto commuters) * A Densely populated downtown scene * Low crime * 24-hour amenities, aside from transit These cities are usually cheaper to live in and do business in. There are two ways 18-hour cities can emerge. One that is notably slower is when rural populations transform into urban centres. An example of this is Winnipeg, which is predicted to reach a population of 1 million residents in 2033. The other way is reverse population shift in which people look to save by shifting to suburban living. With time, these suburbs develop their own identity and attract the culture that urban areas typically have. Kitchener-Waterloo is well on its way down this path by incorporating regional characteristics with tech jobs and schools to attract young minds from the Greater Toronto Area. In 2017, Toronto was recognized as Canada’s only 24 hour city, with Montreal and Vancouver as 18-hour cities. A new massive condo development, called The One, located at 1 Bloor West, was one of the most talked about real estate projects of 2017, however the project faced many roadblocks that ended up slowing down the progress for the past 2 years. This development is going to offer 85 storeys of units, restaurants, event spaces boutiques and ground-level retail stores. The developers were told to put the project on hold due to permit issues in 2019. They were given the go ah...ead at the beginning of this year before the pandemic hit, however as soon the coronavirus became a larger issue at hand, operations were once again put on hold. In the summer, lockdown restriction eased and construction all around the city slowly began to resume. This tower is going to be known as the country’s tallest mixed-use development. To get an idea of how much the units will be priced at The One, they will range from $1,200 to $3,000 a square foot. Penthouses will take over 3 floors and go for more than $20 million per unit. There is currently a waiting list of over 7000 names for just 416 residences. The completion date is set for 2022 or 2023, but with the pandemic and potential second wave, there is no way to confirm when it will actually be completed.
