Here's why Toronto is awesome! 1. We have amazing food Thanks to all of the immigration to our city, all of these amazing people bring a taste of their home with them to Toronto. Toronto has some of the best and most authentic food from such a wide variety of cultures. Your belly & taste buds will be blessed if you live here.... 2. There is so much to do! (ok, well...once COVID goes away) Festivals, parks, skating, water activities, no matter the time of year there is always something to do in Toronto. The city hosts some of the best cultural festivals. We've got a ton of parks and we're right on the water. The city itself is focused on keeping the community as a whole, active. 3. Public Transportation Sucks We can't blame the current government, Toronto should have built a better subway system many many decades ago. Even though the streetcars look cool in photos, they are slow and are often jam-packed. Plan to leave early if you are taking public transportation. 4. Yes, the winters are cold. It is Canada, and we do get snow. Though the winters are cold there are a ton of winter activities to take part in, both in the city and within a quick drive. From ice skating & skiing to heading to a Raptors' or Leafs' game (oh how we miss those days!!!), there is plenty of excitement even throughout the cold months. So you are going to buy your new home and you see an ad for a company offering you 1% of the purchase price back in cash....... You get excited, you can save $5,000, $10,000, $20,000...... I hate to be the bearer of bad news here but you shouldn't feel excited and here is why.... These brokerages offering cashback do have agents working for them and they do pay these agents, but they are often paid a salary or a much smaller amount than an agent makes......like as little as a 10th of the commission. Now, do you think that the best agents in the business are going to be rushing to work for a firm that pays them 1/10 of what they could make elsewhere? So how can this affect you? If the agents aren't paid well, they might not be motivated to get you the best price, they may want a quick transaction so that they can move on to the next sale. They may not spend hours doing comparables, finding you off-market deals or negotiating and explaining pricing to the listing agent to get you the best possible deal. They might mail it in and tell you a price they know will get an easy deal done. Secondly, they may not have the skills or the network to do all the things I just mentioned in the first place. The end result is this. If you are working with local full-time real estate pros, they are going to figure out how to get you the best deal. If they can get you a price 3% lower than the agent who is already thinking about their next deal, then you are better off! 2% better off to be exact. So you just saved $10,000, $20,000 or even $40,000, instead.

Here are some of my real estate pet peeves! Other Agents being non-responsive when you have an offer for them, clients showing up late or not at all, Buyers’ Agents telling you they are bringing you an offer on your listing only to ghost you like a bad first date. But my biggest pet peeve in real estate is when my buyer clients won't commit to getting pre-approved!... Going to the mortgage calculator and deciding you can afford the payments DOES NOT COUNT! There are a bunch of reasons starting to look at real estate without getting pre-approved is a mistake. First off, it is the same thing as going shopping for your Mom’s Christmas present without knowing how much money is in your bank account/credit cards. It’s pretty embarrassing when you get up to the cashier with that cashmere sweater and your debit card is declined and then credit card after credit card until you decide to walk out of the store empty-handed. Well trying to buy real estate without being pre-approved is the exact same thing. But this is your home we are talking about. This is where you are going to make memories. Chances are if you made an offer on a house, you love the place. You can already see yourself there. You are making plans on how to decorate or renovate it to your exact taste. But then you find out you can’t afford it! I love seeing my clients happy! So, I feel pretty crappy when my clients get the bad news that they can’t afford the house they want. Maintenance Fee Increase vs. Reserve Fund Study Contribution Increase I had a listing at an older condo building that had maintenance fees that were already about 15% above the city average, at the time. At the time there were a number of listings available and we had seen a couple of them sell conditionally and then fall through. ... We managed to sell our unit fairly quickly, but conditionally on Status Certificate review as per usual. On the final day of the conditional period with about 2 hours left before the condition expired, I got a call from the listing agent saying his clients were backing out of the deal. The buyer’s lawyer had told them that maintenance fees were set to go up 15% in about 3 months’ time. With the maintenance fees already being on the high side I understood the uncertainty but quickly hopped on the phone to start verifying. I spoke to the listing agents from the 2 deals in the building that had already fallen through and their deals fell apart due to the increase in maintenance fees. I quickly looked at the Status myself and was a little confused by the wording. It didn’t state that maintenance fees were going up by 15%, but the contribution to the Reserve fund was going up by 15%. I immediately sent my lawyer the Status Certificate and asked them to review it and give me their thoughts. They verified what I had thought, and though Maintenance Fees were going up, it was only by about 5% as it was just the portion being contributed to the reserve fund that was going up. Some other areas were actually seeing savings. I explained the situation to the Buyer’s agent and they rushed to get their lawyer to confirm. It turns out we were correct, and the buyer was just unclear. The Buyer decided they were okay with a 5% increase and went firm on the deal 30 minutes later. My Seller was over the moon & I was able to help a colleague save a deal in the building about 3 months later with the same information. Make sure you are working with a pro who understands the ins and outs of the process on a high level.it does matter.

Educating yourself on the market is an awesome idea. At the Spring Team we are all about knowing the markets we work in, inside out. We are constantly checking and discussing the latest sales in the hoods we know and love to sell..In turn we also love to educate our clients and share that data with them to help them make decisions. This can lead to an issue as many people get too caught up in the last comparable sales. They see a house that from looks just as nice if not ni...cer from photos & they automatically decide they shouldn’t pay more than that. In fast changing markets, especially like the one we are in right now, this can be a kiss of death. If that last sale was from 6 months ago, it’s a great point of reference, but may not reflect current value at all..We have to look at the state of the market overall. Maybe no similar homes have sold in 6 months but other homes that have sold in the last 7 days are up 10% compared to similar homes 6 months prior. You need to know this. That means that sale from 6 months ago you are stuck on is 10% too low. .So, you need to add 10% to that sale price as your base line and work off of that. This is just an example, but the point is..DON’T GET HUNG UP on the comparable sales. Get insight on the marketplace. And if your realtor can’t give you that..hit us on our cell phones.

November Market Update! November is a wrap and we are now into the Holiday Season and the month of December. The number of transactions was up just over 24% year over year for the month of November vs. 2019... This month, we saw average sale price go down and we are seeing the amount of inventory on the condo market start to be eaten up.

You are probably figuring out by now that I have created a life of structure for myself. . This isn’t who I naturally am. Routines are out of necessity for me otherwise I am a bit of a train wreckAsk my wife or anyone who has lived with me earlier in life. . I like to start and end my day with no electronics. So, from 5 am to 7:30 am and 8:30 pm until bed, I avoid them unless I am working on a deal or something for clients.... . For most people the first & last thing they do is check their email, scroll IG/FB/TikTok or check their online dating profile. .But for me the first and last thing I do is check MLS for new listings. I don’t want to miss anything that has come out that might work for one of my clients. It has been a rough few days for my clients and I. . The Toronto housing market is super competitive right now for homes in the $1.2M-$1.6M price range. Especially in the east end of the city. . I have had 2 sets of clients each end up in multiple offers where we finished 2nd on their dream homes.... . 2nd is the worst place to finish in real estate as it means you get squat. No Dream Home! No Deal! Nada. . My clients are crushed and those losses weigh heavy on me as I want all my clients to get what they want. I love making people happy and making their real estate goals a reality. . It is tough to get out of bed and be motivated on a day like today, but I know I have a purpose. . There is another house out there for my clients. IT is my job to find it for them and to make sure it makes sense to set them up with a home to create memories in, but also to make the right financial decision to make sure they are making an investment for the future. . It is an industry with lots of let downs. Which for me leads to a lot of new grey hairs. . Almost everyone is given a terrible nickname at some point in their lives. Usually it is when you are young, and you outgrow it before it really matters. . Unfortunately for me, my annoying nickname hit in High School. . I couldn’t afford to buy lunches every day at the school cafeteria, which meant brown bagging it. I was also pretty vain in high school; I am not going to lie. You couldn’t show me a mirror I didn’t love. .I was super into working out and fitness. I believ...e in my high school yearbook I said I wanted to be on the cover of men’s health . This mean my lunches were healthy, or what we thought was healthy at the time. . They usually consisted of things like cottage cheese, canned fruit, chicken breast and then there were the BAGELS. I ate a lot of bagels..The number of bagels I consumed didn’t go unnoticed and next thing you knew the class comedian thought it was a great nickname. It turned out he was right, and it stuck. .For my last 3 years of high school everyone called me Bagel. .I am not going to lie. Love picking up this sign! . My awesome clients are now in their new dream home & the sale of their first home where so many memories were made closes tomorrow. . This one wasn’t easy as an identical house to us in a superior location was listed the day after us with the same offer date.... . We still managed to market the property to perfection and generate 40 showings. . But on offer night it seemed everyone preferred the location of the other house. . After hammering the showing agents we ended up with one offer on offer night but couldn’t come to an agreement. . The next morning I was back at it and found a couple who had lost out on another home the night before. . We were able to get my clients the number we had originally told them and everyone was happy! :) . My family and helping others find their home are definitely the 2 things in life that make me the happiest.....but there is one other thing that can always put a smile on my face no matter how bad of a mood I am in...... PEANUT BUTTER. . I love it with everything.....Peanut Butter Chocolate Ice Creamin my smoothies, on a banana, on a cracker. I know those all sound like normal combos. But one of my weirdest combos that I absolutely love is a Peanut Butter, Tomato & Mayo sand...wich. . I know, I know it sounds gross, but it is the perfect combo of fattiness/salt from the mayo, acidity from the tomato & sweet/saltiness from the PB. Throw it all on a fluffy piece of bread and it is a little slice of heaven for me. . This isn't a daily thing and only happens maybe once a year, but it hits the spot every single time. . I was always the type of person who had FOMO (Fear Of Missing Out) to the umpteenth degree. If anything remotely fun was going on, I had to be there. To be honest, a lot of the times I was showing up to parties, dinners, gatherings etc. that weren’t even that fun at all. But if I couldn’t make it for whatever reason, I couldn’t stop thinking about the fun I was missing. Even when I was at a way cooler or more important function. Don’t even get me started on how I felt if I wa...s sitting at home and wasn’t invited to the cool happenings. . My wife always told me I needed to get over it and live my own life, but I never understood how she could just go to bed or stay in and watch a movie when our friends were doing something cool. . Then we had our first son. It was a battle at first..I was so used to being out all the time but now I wanted to be home, watching the lil’ dude grow. I didn’t want to miss a moment. The more time I spent at home the more and more my FOMO faded. On top of spending more time with my kids & wife, I had more time for hobbies and other things that were good for me... . Before I knew it, I actually wanted to stay home to spend time with my family, cook, read, workout and my favourite...Going to bed at 9 pm. . The other day I was reading the book Limitless by Jim Kwik that made mention of JOMO Joy Of Missing Out! It is a concept that I have started realizing without realizing it. Growing up family vacations weren’t as abundant as they seem to be for most families today. So when they did happen, which was once every 3 years or so it would be a HUGE deal. We would start saving our allowances so we had spending money to do the activities we wanted to do and feel a little bit richer than we actually were. . The first real vacation we ever went on was when I was 8 years old and my mom decided to take us down to Walt Disney World in Florida with one of her ...cousins. We started saving up a year before and stashing away our allowance in a bank account so that we would be able to have a great time. . My mom was a single mother at this point and had just finished putting herself through school, so we didn’t have a ton of money, so this wasn’t a first airplane ride type of trip. My mom, her cousin, my brother and me all piled into a big van with a mattress in the back for when we needed to sleep. As a kid I remember this being so awesome. It was like our own custom RV, for a family that could never afford an RV. . Disney Land was everything it was supposed to be for an 8 year old boy. I was a bit of an entertainer back in those days so I remember how crazed I was to see the Mickey Mouse club. . The trip was a memorable one, though we camped. No fancy hotels. I still remember the best part being having my allowance that I had saved up all year to spend. It was hard to spend with so many cool toys, dolls, silly hats and clothes to buy. .I still remember splurging on the classic Mickey Mouse eared hat, a Chip & Dale Rescue Rangers fanny pack and a Chip & Dale Doll. The Hard thing about hard things......is they are hard. But what makes a hard thing even harder is not doing it. . For years I didn’t want to do the hard things, I always just left them for later..... But they would beat me down. I would think about the hard things I had to do all day and it would distract me from getting other things done. . I realized about a year ago, that my best days were the days I did my workouts first thing in the morning or had that difficult convers...ation as my first meeting of the day but didn’t put 2 & 2 together and make it part of my life. . Then to start off 2020 I did a 60 day challenge where I cut out booze, coffee, dairy & sugar. As part of that challenge I also did my workout and took an ice cold shower in the basement before the rest of my family woke up every day. . After doing a hard workout and taking an ice cold shower while it was still dark out the rest of my day just seemed easier. I didn’t worry about when I was going to fit my workout into my schedule and didn’t feel guilty if my day got in the way. . I have since made it a rule that I always start the day with all my toughest tasks. My first call is the one I don’t want to make, the first errand is the one I don’t want to run, the first meeting is the one I know might not go my way. Most people want to ease into the day, that is like saying I am going to go lie by the pool and sip margaritas before going to work on a lobster fishing boat. How much are you going to enjoy those margaritas while all you can think about is the fact you might die in the freezing cold ocean. I prefer to get the wet & cold misery over with and enjoy those margaritas knowing the tough stuff is behind me. . I was scrolling through photos of an old secret Facebook account I have.and it brought back a tone of memories! . Many of you won’t know this but I spent 6 years of my adult life living in Korea. It is where I met my wife, where I met so many great friends, but it is also where I truly found out who I was. . Living on the other side of the world from your family and friends is hard..really hard. I missed Christmases, birthdays, weddings the list goes on. But, Seoul and Kor...ea as a whole have awesome energy. People love to gather and make memories there, whether at festivals, street markets, in restaurants and bars or at the most packed beaches you have ever seen, there were always just so many people loving life to feed off of. . These photos are from one of the most energy filled experiences I have ever had. It was during the 2008 World Cup! Koreans love soccer and I got to go watch a game, where they had closed down a major intersection and set up massive screens everywhere! 100’s of thousands of people crammed together to watch The South Korea Red Devils in the world cup. The Energy was crazy I love it! . The current pandemic has me missing that energy. Luckily I am able to get great energy from my clients and I love helping them, but I especially love getting to know them as people and feeding off of their energy and excitement when buying a home. Craziest thing I have ever done for a client! Post: So I was trying to think of the craziest thing that I had ever done for a client and some of them were pretty crazy, some maybe weren’t legal ;) . I asked my wife what she thought the craziest thing was and she just stared at me with one of those stares that just says do you even need to ask? . It was our 5th Anniversary and we had only been in Canada a year. Vivienne(now wife) had moved across the world from Seoul so we c...ould start our life together here in Toronto, so I really needed to shower her with love all the time, but especially on our 5th anniversary. . This was a long time ago, so there weren’t electronic signatures and lots of people didn’t even have a home printer/scanner. . Earlier in the day of our what was supposed to be Amazing 5th Anniversary I had put in an offer for a client to buy their dream hard loft. I went to dinner thinking we had a deal, the listing agent had told me that he was just waiting for their clients to sign. 5 minutes into our first cocktail at dinner, the listing agent calls, but not to congratulate me on our deal. To let me know that there is a 2nd offer and we should consider improving our offer. . After talking to my client, they decide they want to improve their offer. The problem is, this can’t wait until the end of my Anniversary dinner, because not only do I have to get the new paperwork drafted but I can just email it for signatures. My client is now in Caledon at their family home that...believe it or not...doesn’t have a printer or scanner. . Not only did I tell my beautiful wife that this first drink would be the only but that dinner would also be McDonalds while we sat in my office trying to negotiate the deal and then had to drive halfway across Ontario to get the deal signed! . Luckily for me, I have the best wife ever who wasn’t just okay, but wanted me to win the deal. We are still married and we are about to celebrate our 12th Anniversary. My vision of happiness has changed a bunch over the years. I was living, working & going to school in Asia. It was amazing to be able to be truly engulfed in another culture and way of life. But almost everyone I spent time with was away from home. They didn’t have family or old friends around. Everything was new and different, which made many of us lonely. I loved bringing those people together. Whether it was for Trivia night, wing night or Saturday dancing at a nightclub.... I wanted to give people an opportunity to come together and escape that feeling of being alone. A friend and I decided we needed to start our own special nights. What started as 50-100 people getting together for drinks, dance, memories, quickly became a venue servicing 1000s. I loved seeing people laughing, dancing and loving life. I had created that for them. As much fun as I was having, seeing others having a blast was the best part for me. Eventually, I realized that this alcohol-induced joy and excitement was short lived. It was fleeting. It didn’t help make these people happy long term. I didn’t know how, but I knew I needed to find something that would add value to the lives of others long term. It would take a while and there would be some interesting twists and turns, but eventually I got here. To what I’m doing now. And as for my own fulfillment? I find that in my wife and kids and my work. Helping people is where I shine. Doesn’t matter if it’s negotiating the finer points of a deal or teaching someone to read!
