As a home buyer (especially first time) and/or real estate investor, it is important to be able to fully understand how much renovations will cost you before you put an offer on a home. Doing this will allow you to feel more confident with your offer amount and may even allow you to stretch further knowing that you will only need to put in a certain amount to get the home where you want it. You can put your best guess on the cost of renovations but unfortunately you don’t k...now what you don’t know. As a prospective buyer you may miss deficiencies within a home that will end up costing you big money. Starting in 2021, and through BVM Contracting, I am now offering a service in partnership with my mortgage business to allow prospective buyers to use my experience in the residential renovation industry to properly evaluate and cost out renovations on properties of interest in the east end of Toronto. This type of evaluation is completed at no charge for a pre-defined number of properties of interest for people that leverage my services as a mortgage agent to find the best financing/mortgage for their property. This evaluation is done BEFORE you put an offer in, and can be done with a lot of speed and for multiple properties. Since my mortgage services come free of charge I am able to create a win-win-win for the buyer, the real estate agent, and myself, ultimately providing the most value during the transaction of buying a home.
