- Breaking News - In response to the announcement made by CMHC on June 4, 2020; Genworth MI Canada has announced that it does not plan to change its underwriting policy at this time.

CMHC has announced changes to their underwriting policy for insured mortgages (new purchases with less than 20% down payment and purchase price under $1 million). Effective July 1, the following changes will apply for new applications: Maximum Gross Debt Service (GDS) ratio decrease from 39% to 35%;... Maximum Total Debt Service (TDS) ratio decrease from 44% to 42%; Minimum credit score increase from 600 to 680 for at least one borrower ; and No borrowed/non-traditional sources for down payment that would increase indebtedness If you currently have and/or planning to get a pre-approval; it is important to review how these changes will affect your affordability and ultimately what your maximum mortgage amount will be.
