Here at Advanced, we are proud to report that our MIC continues to perform. Advanced Mortgage Investment Corporation has ended another quarter with consistent income and with 100% of interest income collected. Advanced MIC (which is related and connected to Advanced Capital Corporation by virtue of common ownership and control) reports that as at May 31, 2020, 100% of the regular interest payments have been made by borrowers. Some highli...ghts: While the Ottawa unemployment rate has risen from 6.3% to 7.7% it remains one of the lowest in the country. 29.3% of AMIC's borrowers are employed in the public sector. The fundamentals of the Ottawa real estate market continue to hold with the year-to-date average value of a residential home resold via the MLS hovering around $546k. Routine activities like new fundings, discharges and renewals continue to occur. AMIC has not experienced a significant business disruption due to COVID-19. So far, we do not see a limitation of our borrowers' ability to achieve their exit strategies. AMIC is still accepting new issuance during Fiscal 2020 with closings scheduled for July 1 and August 1. The Advanced Capital Corp. team has taken a close look at the Advanced MIC portfolio in order to assess how it holds up during the business conditions triggered... by Covid-19. The starting point of the report (Feb 29, 2020, the end of the MIC's second quarter) is solid: at that date, the MIC was well-secured and had no default. Now that Advanced MIC has completed the March and April payment cycles, we can confirm that the portfolio continues to perform. At the same time, while the local resale market's transaction volume is down, current data from the Ottawa Real Estate Board shows that resale values held in March. With the publicly-traded markets experiencing #volatility, we took a new look at how Advanced Mortgage Investment Corporation (or "AMIC") is faring in comparison. Shares in an exempt market product like #Ottawa's own AMIC are not exchange-traded (and do not share all of the features of shares trades on exchanges, like liquidity and transparency). Our opinion is that AMIC shares offer diversification for portfolios that are exposed to the daily fluctuations of the public marke...ts - along with steady monthly income. On the radio last week, ACC's Anisa Lancione, Dealing Representative was asked about Advanced MIC redemptions. Since inception, only 7 shareholders have fully redeemed their shares in Advanced MIC. (One had two accounts so their were 8 transactions.) Why did they redeem? One did it to fund a new business venture. Another two (husband and wife) redeemed to build a house, while another redeemed to fund repairs to the family cottage. One redeemed his RESP shares as his child was... starting school. What's interesting is that the timelines from the request dates to the settlement dates were significantly less than what Advanced MIC's offering memorandum ("OM") stipulates. The redemption policy in the OM allows for settlement up to the end of the quarter following the quarter in which the request is made - that could be up to half a year. In 4 instances, the redemptions were honoured at the end of the quarter in which the request was made, with cash settlement dates 51, 51, 57 and 103 days after the requests were received. However, in the other 4 instances, the MIC had sufficient liquidity to settle the redemptions quickly: 9, 12, 20 and 23 days after the requests were received. (Partial redemptions, transfers and management group transaction timelines were not included in this analysis.)

As part of our quarterly review of Advanced MIC as an approved issuer on ACC's product shelf, we chose to take a look at the daily rate of mortgage impairment f...or the period, from the actual start date of the impairment, expressed as a percentage of total principal outstanding. What we found is that the percentage of mortgage principal in actual default (where the borrower failed to make an interest payment on time) at no point in the quarter exceeded 3.74% of the total principal outstanding. The average percentage of principal in actual default for Q1 was .88%, ending at .34% on Nov. 30. The thin red line at the bottom of the chart shows the actual impairment rate for the three months ending November 30, 2019. The MIC experienced some very minor impairment which, per the chart, was rapidly corrected without loss of income or principal. Technical default (where the borrower was in breach of a stipulation of the mortgage contract unrelated to failure to make an interest payment on time) was persistent through the quarter but did not exceed 3.49% of principal outstanding. AMIC reports to its board monthly and to shareholders quarterly regarding impairment and since inception has not experienced loss of principal or income due to default.

Today Advanced Capital Corp. received their portfolio valuation analysis from Brookfield Residential Property Services for the first quarter of Advanced MIC's 2020 fiscal year. According to the report, which analyzed 95% of the properties in the AMIC portfolio, "there was an increase in values of 9.02% over a 16.9 month period." We recently learned that the weighted average FICO score of the borrowers who make up the Advanced MIC mortgage portfolio as at Nov. 29, 2019, is 714. Per Equifax Canada's web site, "Although credit scoring models vary, generally, credit scores from 660 to 724 are considered good; 725 to 759 are considered very good; and 760 and up are considered excellent. Higher credit scores mean you have demonstrated responsible credit behaviour in the past, which may make potential lende...rs and creditors more confident about your ability to repay a debt when evaluating your request for credit." Advanced MIC returns 7.5% IRR for 2019F At a recent meeting, the Advanced MIC board of directors authorized the top-up #dividend for fiscal 2019 resulting in total annual distributions of $0.0736 per share. For Advanced MIC shareholders whose shares were invested for the full year and who reinvested 100% of their dividends, this resulted in an individual rate of return (IRR) of at least 7.5% for fiscal 2019....
