They say the kitchen is the heart of a home, but it can also be the headache of the home if it’s not organized and maintained, am I right? That said, I've learned a few things over the years, and I'm pretty sure the key to mastering kitchen org (and kicking those headaches to the curb) is finding a system that makes sense to you! At a loss? Try kitchen zones. Read on to learn more! Zone 1: Everyday Items These are the things you use multiple times a day like plates, bow...ls, cups, flatware, and serveware. Store these pieces close to where you will use themfor example, glasses near the refrigerator and flatware near the dining area. Zone 2: Cooking + Baking items Store pots, pans, measuring cups, cutting boards, and mixing bowls near the stove and oven. Baking sheets and muffin tins can fit vertically near your oven’s thin cabinet. Zone 3: Coffee + Bar Items Zone 3 is my fave! This zone houses essentials for your morning coffee and evening wine. Keep items set apart and easily accessible by designating a particular kitchen cabinet or section of the pantry. Zone 4: Pantry + Storage Items Zip-close bags, Tupperware, aluminum foil, and plastic wrap should be stored together for easy post-meal clean-up. Keep dry goods, spices, and small kitchen appliances in your pantry, and consider clear containers to keep a handle on when your dry goods are running low. Sell or rent. Sell or rent. Sell or rent. Feel like you’re going round and round and can’t decide? Good news! I’m here to help with a pro-con list. First up? RENTING PROS : You’ll pretty quickly adore that monthly cash flow that more than covers your property’s mortgage payment. In just a few short years, you’ll build up some nice equity (on average 5-7%), especially if property values in your area increase.... Investing in real estate can be one piece of a plan for building wealth. Purchase one property and pretty soon you can use that equity to purchase your next. Warning - it can be addicting! RENTING CONS: Being a landlord is a lot of work and quite frankly, a pain at times. (Hiring an experienced property manager can help.) Remember that monthly cash flow? It can be incredibly unpredictable if you have vacancies, difficult tenants, or extensive repairs. Depending on your financial situation, renting your home might limit your ability to secure a mortgage elsewhere. Next? SELLING PROS In our current seller’s market, you can expect to receive offers at or above your asking price. Then, you can turn and use those funds to make a hefty down payment on your next home. Selling means you get to leave the landlord hat sitting on the table. And if life already feels full, that’s exactly where it should stay. SELLING CONS If your future plans are unsure or you might return to the area, selling now may be premature. Selling may also require extensive updates you may not be ready to fork over the cash for. Then again, those same repairs might be necessary to attract top renters. The best way to know for sure what’s right for you is to sit down with an agent who can run the numbers for both scenarios. Celebrating the Holidays Safely in 2020 As we close out 2020 with the news that a COVID-19 vaccine may become available in the new year, we can all have hope that our lives will soon return to normal, but for this holiday season, families are faced with the challenge of celebrating safely. Here are some ideas for making the most out of this holiday season while keeping your loved ones healthy. Go with simple as a theme. Cutting back on gift giving and holiday activities will ...cut down the time you and your family spend exposing yourself to crowded shopping centers and other venues. You will benefit by having more down time to enjoy decorating, baking, or watching movies with your family. Shop early. Avoid crowds by shopping earlier than usual and taking advantage of online shopping. Shopping early will also help you avoid unwanted stress and increase your enjoyment of the season. Skip the Party Circuit. Avoid large gatherings and indoor get-togethers. Instead of feeling like you are missing out by skipping a party, spend the time talking with family or friends on the phone, or doing something special at home with family members. Celebrate Outdoors Whenever Possible. When weather permits, take your celebrating outside. Arrange a driveway happy hour with neighbors, socially distanced caroling, or neighborhood scavenger hunt. Stage some friendly competition. To take the place of neighborhood or family gatherings, stage some fun virtual competitions. Mandatory Registration for Toronto Short-Term Rental Units Explained Here Short-term rental operators in Toronto who rent out properties for periods of less than 28 days will have to formally register with the City of Toronto starting September 10, 2020, to keep operating in the city. The new online registration system is part of a broader effort to better regulate short-term rentals across the city, and more details will be announced by the city prior to the system beco...ming active. People Currently Renting Their Home Those who are currently renting their home on a short-term basis, or planning to do so, must be registered by December 31, 2020. After this date, all new operators will be able to register on an ongoing basis and must register prior to short-term renting their homes. Details People can short-term rent their homes in Toronto only if they are a registered operator. A valid City-issued registration number must be included in all advertisements and listings. Registered short-term rental operators will need to start collecting and remitting the four per cent Municipal Accommodation Tax (MAT) on a quarterly basis starting January 1, 2021. More information on how to collect and make the MAT payments will be provided in fall 2020. The City will also require short-term rental companies to obtain a licence from the City in order to carry on business in Toronto. Zoning Bylaws In Toronto, short-term rentals are regulated by the City's zoning bylaws and the Licensing and Registration of Short-Term Rentals bylaw: City bylaws permit short-term rentals across Toronto in all housing types in residential zones and the residential components of mixed-use zones. People can short-term rent their principal residence only. This is the residence where they live and where the address is used for bills, identification, taxes or insurance. Both homeowners and renters in any housing type (for example, house, apartment, or condominium) are allowed to short-term rent their home. People can rent up to three bedrooms in their principal residence for an unlimited number of nights per year or their entire home for a maximum of 180 nights per year. People can host a short-term rental in a secondary suite (for example, a basement apartment) or a laneway suite, as long as the suite is their principal residence. The City continues to respond to short-term rental issues on a complaint basis. Residents can contact 311 to report issues related to short-term rentals, such as noise, waste, and concerns if others are renting homes that are not their principal residence.

In the blog they shared all of the white paint colors they used in their own home! Here is some insight on each of these hues according to the experts themse...lves: Alabaster a soft neutral off white that is the perfect, calming white for the bedrooms Chantilly Lace the perfect bright white with minimal undertones if you’re looking for this style Swiss Coffee a great option for more traditional spaces and plays well with other creamy tones and golden hues Simply White this is the color they used on almost everything cabinetry, trim, ceilings, etc. It was named color of the year in 2015 but still seems to be that perfect shade of white today White Dove this shade has more gray undertones but also feels calm without any yellowness to it White flour while it’s actually a very light shade of brown, it reflects a clean, creamy white that’s perfect for open concept spaces Wondering where to start? I would pick up a sample of the ones that sound like they would fit your space best. According to Studio McGee, if you tend to like a more clean/modern aesthetic, start with the crisp/soft whites. SAVE FOR LATER Keep the kiddos entertained and involved when it comes to house hunting and moving! I’ve worked with several families who have gone through the home buying process with kids and I’m spilling the top tips I’ve learned! House Hunting with Kids: I’ll give the kids house homework while we’re touring homes such as count how many ceiling fans you see as we’re walking through the home. Or rate the house on a scale from 1 to 10 and give them a note pad to write ...it down in. Another favorite is where would you put your bed and what color would you want to paint your room. Getting them involved is fun and helps them enjoy the process too! Selling your house with kids: Get a fun colored laundry basket for each kid and give them an assignment to help prep for showings. Tell them it’s a super important job! Have them go around their room and put random things lying around in the laundry basket that they can set on their closet floor or bring with while you leave for showings. Depending on their ages, you could also give them each roles of things they can do to help you get ready. One could be in charge of turning every light on when you leave for the showings and the other could be in charge of getting the dog dishes put away! Moving Day with Kids: Pack an entertainment bin for moving day. It could include games, coloring books, their favorite toy, a book to read, snacks, and a blanket. While the movers are carrying in boxes, set them up in a spot where there won’t be a lot of foot traffic so they are entertained! Need more ideas?
