Well, it’s been a minute since I’ve updated my darn Instagram. I’ve missed a couple market updates and some client activity, but heybetter late than never. I think this current update will explain why: overall there’s been a 60% increase in activity, with approximately 53% more Single Family Homes and 71% more condominiums sold in October of 2020 than the same time last year. We’re still seeing the same pent-up demand and it doesn’t really seem to be slowing down. ...This is likely due with low interest rates, the fact that the majority of blue collar folks can work from home, and that trend is pushing future activities into current ones; a lot of folks are moving up to single family homes, or first time home buyers are seeing an opportunity to purchase a condominium. Overall (and on average, in most cases) the benchmark price for almost all districts and types of housing (SFD, Townhouse, Condo, etc) have risen since this same time last year. In some cases, quite drastically. As always, especially with uncertainty in various degrees of the market, it’s always best to chat with a real estate professional about your goals or any information you may be seeking regarding your current or future plans related to real estate. Just helped my buyer's score this beautiful build out in the Stone Ridge Estates area of Sooke - with a legal suite to boot. But before that happened, wow...has it ever been tough competition out there; my buyer's and I have written countless offers on homes and quite frankly, have become a little frustrated in the process. Multiple offers, delayed offers, even delayed showings (which are kind of "against the rules" but hey.) I even set up showings on homes that hadn't ...even hit the MLS yet, and even humoured the idea of driving to Nanaimo one day to show them around and view homes. But, this home on Mountain Heights Drive in Sooke remained high on my list for weeks. We tried to view it several times but with a very strict showing window of a few hours only on Saturdays, we were quite limited given two young families live in the home. My buyers are also from the mainland so arranging last minute trips was a bit of a challenge. However, my persistency in requesting showings finally paid off and we scored a last minute viewing on a Sunday afternoon. Needless to say, later that day we wrote an offer...and now the home is pending sale. I had a feeling about this one! I'm thrilled that my clients scored this beautiful build in this fantastic Sooke neighbourhood! What a challenging time it's been out there for the majority of buyers. Who knew things would be so nuts out there given the state of things. My advice to everyone out there is to keep at it; Try to keep your emotions out of it, have a plan, and be prepared to act quickly. There will likely be multiple offers. Well, the stats are in. This is one month I have been particularly eager to see the report for. With our new MLS, it was delayed a couple of days...so here they are: the results for July, 2020. Despite everyone's projections, including my own, the last few months have been record breaking. Of course, since we don't have a "Pandemic Playbook" we can only speculate as to what is really happening out there. I think it's to due with our delayed-spring market and there bein...g a lot of pent-up buyer demand (and seller activity) due to the global health (& economic) crisis. Nonetheless, activity remains incredibly high, especially in the Single Family Dwelling (House) market, and in particular, those with suites. I can tell you first hand of my experience in the last 2 months, writing offer after offer, competing against 10 others, and being beat out by someone $50,000 over asking price, often times unconditionally. While homes are still being listed at a steady pace, the ones that truly shine are snatched up by buyers almost immediately. We typically have roughly 3,700 listings on the market for July (over the last 10 year average) while right now...we sit at over 1,000 LESS than that. This is the recipe for a seller's market. There's a lot going on outside of the norm, and this market has proven to be a tricky time to navigate both from a buyer's perspective and from the seller's. As always, I'm here to help.
