2020, What A Year! Although it didn’t unfold like most of us expected, many good memories were still made. At the beginning of this year I set an intention, and reflecting back I feel proud. I worked closely with 19 of my family, friends, existing clients and new. All 19 were at different stages in life, and each real estate goal was as unique as them. October Market Update Entering these colder months, one might think the market should slow down.. But we’re actually seeing the opposite. The fact that inventory has decreased over 12% compared to last year indicates how tight the market is. When we see that tied to an increase in sales by 35% for detached homes, 21% for semi-detached and 8.5% for townhomes - We are existing in a shortage of options and inventory. STATS:... - YYC Detached Houses: $489,800 (benchmark selling price). 1,139 Sales in October. - YYC Attached Houses: $394,700 (benchmark). 174 Sales in October. - YYC Apartments: $248,600 (benchmark). 234 Sales in October. Buyers: If you see a home that will work well for you for the coming years and that crosses off many of your must-have items, you should jump on it. It could be a while until another home comes on the market, especially during Winter. Sellers: If you’re considering selling and buying in the same market discuss with your agent what it looks like for you to buy or sell first.
