Chilliwack Real Estate Board MLS home sales skyrocket to January record by Steve Lerigny | Feb 08, 2021 The number of homes sold through the MLS System of the Chilliwack Real Estate Board totaled 332 units in January 2021. This was more than double the levels from a year earlier, jumping 102.4% from January 2020. This was also a new sales record for the month of January, which had previously never even... reached 200. "Home sales in January showed unprecedented strength, not only in the context of setting a new record for the month but also with the atypical rise in the handoff from December to January which normally shows a decline," said Kim Parley, President of the Chilliwack Real Estate Board. "New listings also recorded an increase but weren’t even on the same page as sales activity. As inventories fall to record lows amid the tightest market the area has ever seen, ground-level properties continue to experience double-digit price growth." The MLS Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS HPI composite benchmark price was $574,800, rising 11.4% in January 2021 compared to January 2020. B.C. will lead West in 2021 construction pace Mega-projects anchor growth forecast that rivals Ontario and Quebec and tops all western provinces, BTY Group report predicts Frank O'Brien Western Investor December 29, 2020... A surge in private development and ongoing mega-projects in the resource arena will rank British Columbia as a leader in construction spending growth into 2021, according to a national study by BTY Group. The international consulting firm predicts B.C. will post at least a 5 per cent increase in construction expenditures next year, matching Ontario and Quebec and leading all Western provinces. While much of B.C.’s growth will come from giant resource projects, new infrastructure spending and mixed-use development projects will also add to the construction acceleration into 2021 and beyond, the consultancy says. The study notes that non-residential activity in B.C. increased 6.9 per cent in 2020 as work on the $11 billion liquefied natural gas (LNG) terminal at Kitimat continued. Other major projects, such as the Trans Mountain oil pipeline, the CoastLink gas pipeline, BC Hydro’s Site C power project, the upcoming Patullo Bridge replacement across the Fraser River and the $2.8 billion SkyTrain extension along Broadway in Vancouver will keep activity levels high and labour availability tight over the next few years, the study says. New highway and multiple hospital construction projects will add a further push to bump up [infrastructure] construction levels by 15.4 per cent in 2021 and sustain growth at high levels over the next few years, the report states. Residential construction, much of it in mixed-use projects, will add to B.C.’s building pace. This was underlined in November, when the value of B.C. residential building permits soared 28 per cent from a month earlier, the largest gain in the country. "Hot off the Press" BC Housing Market Continues Record Pace in October -British Columbia Real Estate Association The provincial housing market sustained its blistering pace of activity in October, said BCREA Chief Economist Brendon Ogmundson. While pent-up demand may be starting to fade, record low interest rates and a recovering job market are supporting strong sales. A pandemic-driven shift in buyers’ preference for extra space is pushing average prices to record highs ...as larger value transactions account for a higher share of sales, added Ogmundson. Prices are also being pushed higher by a lack of inventory. Total provincial active listings continue to trend lower and were close to 14 per cent lower in October 2020 compared to 2019. COVID safe REALTORS Care Blanket Drive ****SAVE THE DATE **** #chilliwackcares This year a lot has changed because of COVID-19, but we are not going to let the pandemic stop us from helping people in our communities who are still in need. This year the REALTORS Care Blanket Drive, which will take place on Saturday, November 21st will be a little different.... ...for the first time in the Blanket Drive’s 26-year history we will have a collection point on one particular day (Nov 21st 10:00am to 4:00pm). The collection point in Chilliwack will be at the old Sears building parking lot at Cottonwood Mall, we have also arranged collection areas in Hope and Agassiz. At the Sears location, the Board has arranged for a container and cones in order to make a drive-thru collection point. Masks and gloves will be provided to volunteers to receive items and load into the container. Food items will also be collected for the Food Bank.
