Good news update from last week's "New Restrictions on Insured Mortgages" announcement: Both Genworth and Canada Guaranty (the two other mortgage default insurers in Canada) are maintaining their previous rules. As a broker, I work with many lenders and they typically have the ability to choose which insurer they ask to insure the file. This means that those home buyers who no longer qualify under CMHC's new restrictions, will still have a chance. This is the first time we have seen one insurer not follow the other on policy changes. Yesterday CMHC announced changes to underwriting criteria on *insured* mortgages (less than 20% down), in response to COVID-19’s effect on the housing market. The theory is that tightening up will help promote stability. Summary of changes starting July 01: 1) Limiting the Gross/Total Debt Servicing (GDS/TDS) ratios to standard requirements of 35/42 - currently we can go to 39/44 with many lenders. (This will reduce the amount one can qualify for)... 2) Established minimum credit score of 680 for at least one borrower (currently at 600) 3) Non-traditional sources of down payment that increase indebtedness will no longer be treated as equity for insurance purposes (this will affect options offered by some lenders) 4) Suspending refinancing on multi unit mortgage insurance unless funds are being used for repairs or improvements to housing. https://www.cmhc-schl.gc.ca//cmhc-reviews-underwriting-cri
