While a re-sale home comes with a proven track record of performance, a new home is an unknown quantity. On the other hand, a new home has a warranty, and does not have any wear and tear. Its brand new!... Our inspections of the new home is different than a resale home inspection. We understand the challenge of not knowing how the building will perform under typical occupancy loads and over the four seasons. Our measure is not how well the building has stood up, but how well it will perform. We can help identify defects in the construction of your new home while it is still possible to have them corrected and before they get covered up. All houses could have defects and if they are not identified and corrected during the construction process, many of them will be covered by sheet-rock and other materials in the later stages of construction and will be concealed from view during the final inspection process. Some builders do have their own independent quality control inspectors. These inspections are generally narrow in scope and are checklist driven. They are no substitute for the consumer having an independent inspector perform a detailed inspection of the home, at key points in the construction process. We have never seen a builders checklist inspector spend more than a fraction of the time that a good independent inspector, working on the clients behalf, does on an inspection. Nor is the builders inspector advocating on behalf of the buyer remember: his client is the builder. Our Yardsticks We evaluate the home against modern building practices, and consider workmanship and materials. Our inspection covers all components of the home, consistent with our professional Standards of Practice. Additionally, we examine the workmanship and material issues that might affect performance. Our 3 Stage Inspections Stage #1: We first request the home buyer to advise us when the foundation is completed. Stage #2: Then when the completed structure is ready for drywall. Stage #3: And finally when the home is completed during the home buyers own inspection prior to taking ownership of the property.
