The Land Owner Transparency Registry comes into effect on November 30th, 2020, targeting hidden ownership of property in BC. Attention Homeowners: New Transparency Rules Coming November 30th Beginning November 30th, anytime an individual has indirect ownership of land through corporations, partnerships or trusts, the reporting body (the legal owner on paper) must file a transparency report in the Land Owner Transparency Registry identifying the interest holder (the true beneficial owner). We have been receiving many questions from our clients regarding their pending real estate transactions (sales, purchase, and refinances). We would like to address some of those concerns here and be transparent on some of challenges that we may face due to recent events. We are currently fully operational with regard to regular real estate transactions and mortgages of property. As of today, we have the capacity to handle our present in-process file load as well as the surge... in files and the urgency that this crisis has created. As you all know, things are changing very rapidly and there may come a time when we are restricted by factors outside of our control (see below). We will keep you up-to-date as things change. While we may be well-positioned to handle our workload, it should be noted that we, along with our fellow notaries and lawyers, rely on multiple outside parties and information to complete a purchase, sale, or refinance. At the moment, the industry has adapted and there is nothing from preventing us from completing a file. That being said, there are certain factors out of our control that you should be aware of including the ability to confirm fire insurance particulars, mortgage balances for purpose of clearing title, a lender’s capacity to advance mortgage proceeds, the ability for a buyer to obtain a bank draft, confirmation of title encumbrances, tax information, the LTSA’s ability to process registrations, and the list goes on. As of today, insurance offices, banks, city tax departments, and the LTSA remain operational. A more obvious limitation is the ability of a buyer or seller to appear in the presence of their notary or lawyer to execute documents. British Columbia law currently requires notaries and lawyers to meet in person with their clients. We cannot witness documents remotely by video or any other means. If you have concerns about attending our office in-person, please refer to our post from March 19, 2020 to find out what we are doing to follow social distancing guidelines and limit the number of people flowing through our offices. If you are considering delaying your upcoming purchase or sale, please contact your realtor to discuss contingency plans such as formal extensions or escrow completions. These are issues that may need to be addressed to some degree by way of contracts, addendums, or other documentation. If you are considering delaying your upcoming refinance, please contact your lender or mortgage broker to discuss your options. If you have questions or concerns relating to your upcoming sale, purchase or refinance, please do not hesitate to reach out to our office at any time.

To our valued customers and followers: Given this unprecedented situation we all find ourselves in, it is now more important than ever that we communicate with our clients and the general public regarding our current status and capabilities. Here is where we are at as of this Thursday, March 19, 2020. - We are currently fully operational with regard to regular real estate transactions and mortgages of property. As of today, we have the capacity to handle our present in-proces...s file load as well as the surge in files and the urgency that this crisis has created. As you all know, things are changing very rapidly and there may come a time when we are restricted by factors outside of our control. We will keep you up-to-date as things change. - We currently have 12 staff working at full capacity from home. We are maintaining a minimum number of staff and notaries at the office and following social distancing guidelines. We are also sanitizing surfaces regularly and screening clients before their arrival. - Our Chilliwack and Abbotsford locations are open on an appointment-only basis. We will only be seeing clients by appointment as we try to do our part to practice social distancing. - We are no longer accepting non-essential appointments. We are limiting in-person appointments to only those required to close pending real estate or mortgage transactions. - Non-essential appointments include those for Notarizations, Wills, Powers of Attorney, and Representation Agreements. We can conduct Will interviews over the phone, however, the signing of the final Will may be delayed until the pandemic situation improves. If you cannot wait that long to sign your Will due to immediate health concerns, please contact us immediately and we can discuss whether or not we can make alternative arrangements for you. If you have any questions or concerns please contact our office. - Our Wednesday Hope location is closed until further notice. We understand that this is a difficult time for everyone and you may have many questions regarding our services or work we may be in the process of completing for you. First, I want to advise we remain open for business, are fully operational and have taken steps to ensure we will be able to continue to carry out our work for you.... We have taken precautionary measures to ensure the health and well being of our clients and staff. We have instituted cleaning protocol to keep our staff and clients safe, including frequent sanitizing of high traffic areas, including counter tops, door handles, railings, chairs etc. We value your business and a safe working relationship with our office is our priority.

Meet our Team! Karen Copeland was born in Singapore and raised in Central Alberta. She moved to BC when she married her husband, and they immediately started their family. Growing up on the prairies led to Karen having a passion for curling and she has been involved with the Abbotsford Curling Club for over 18 years. She has assisted with organizing several events and currently volunteers as Secretary on the Board of Directors.... Karen joined the Simpson Notaries team in September 2019 as Receptionist at the Abbotsford Office. She believes in the importance of first impressions and her goal is to provide a positive experience for everyone that comes in to the office or calls in on the phone.

Meet our Team! Conveyancer Madeline Hay was born and raised in Abbotsford. Madeline attended the University of the Fraser Valley for two years before she found a job as a Legal Assistant where she was trained to be a Conveyancer in the spring of 2018. She joined Simpson Notaries in the fall of 2019.... Madeline loves hiking with her dog and swimming as often as she can. She enjoys playing and teaching piano in her free time and she also sings in a barbershop chorus which she travels with to compete internationally. Madeline's drive for organization and love for helping people is a couple of the reasons she chose conveyancing as her job.

Meet Our Team! Scott was born in Chilliwack where he continues to live with his wife Jacqueline along with his two children Lucas and Olivia. After graduating from the University of Western Ontario, Scott spent time working in Vancouver and travelling in Europe before returning to complete his studies as a Notary. Scott has been practicing as a Notary since he was commissioned in 1994 when he joined his father Bob and brother Dean in the family business formerly called Simp...son and Simpson Notaries Public. In addition to his duties at Simpson Notaries, Scott has been active as a Director of the Society of Notaries Public serving in many capacities including chairing the Discipline Committee and Membership Committee. Locally, he is a regular community volunteer and is Past President of the Chilliwack Mount Cheam Rotary Club, a club that he is deeply passionate about and continues to belong to today. Scott is currently the Chair of The Chilliwack Crime Prevention Society. Scott is very excited about the the future of Simpson Notaries and honoured to welcome and mentor the next generation of Notaries joining our team.

Meet Our Team! Ernie Kliever was born and raised in Chilliwack. Prior to being commissioned as a Notary in June of 2019 he completed his Bachelor of Kinesiology Degree at the University of the Fraser Valley and worked as a Kinesiologist at Fraser Valley Physiotherapy, Intuitive Rehabilitation Services, and CBI Health Group. Ernie received a Master of Art’s degree in Applied Legal Studies from Simon Fraser University in December of 2018. He then successfully completed the BC ...Notary Society training program, and successfully passed the Notarial Statutory Examinations winning several awards for academic achievement including: the 20th Annual Stanley J. Nicol Award in recognition of achieving the highest combined marks on the Notarial Procedures Examination, and the 32nd Annual Bernard W. Hoeter Award in recognition of achieving the highest marks on all the Notarial Statutory Examinations. Ernie lives in Chilliwack with his wife Emma, and their trouble making border collie Cedar. He’s an avid mountain biker and outdoor enthusiast. He has served for many years as a Volunteer, a Board Member, and the President of both the Fraser Valley Mountain Biker’s Association, and the Vedder Mountain Trails Association. He is huge supporter and advocate for outdoor recreation and trails here in Chilliwack. When he’s not at the Office, Ernie can be found exploring the beautiful backcountry that surrounds Chilliwack, mountain biking, trail building, or just relaxing along the Vedder River. He’s excited to join the team at Simpson Notaries, and looks forward to assisting clients in Chilliwack, Abbotsford and Hope.
