Such a pleasure working with this incredible military family , all completely VIRTUAL! We never met in person, and they never saw the home for themselves before closing. We are so happy that you are happy with your new home- Welcome to Ontario! Full testimonial: Stephen went above and beyond in good faith for my wife and I. We were potentially moving across the country and Stephen was more than happy to do home viewings with us through facetime before there was any... certainty in us moving to the area. We also had friends in the area go along with him who were blown away with his professionalism and friendliness. Stephen was thorough and speedy, at no point during did we feel like he was not working hard for us. He must have spent a good 10 minutes hunting an electrical panel while on facetime with us. In the end. Stephen helped us close a deal on a dream home under fairly tight conditions. Stephen was clear in all details of the purchase and was always available if we had questions throughout the process, he worked very closely with all parties involved, such as mortgage broker, relocation company, as well as home inspector to ensure he was up to date with the required information. In Ontario there is no way around it when purchasing real estate, and Toronto has doubled their one time purchase tax, with a goal of keeping yearly property taxes lower. There are programs offered by the government to make purchasing your first home a bit less of a financial burde...n. This rebate can be applied for upto 1.5years after purchasing the property. If I am a first time home buyer, how much land transfer tax do I owe? It is a percentage of the purchase price of the home. There is no land transfer tax payable by qualifying firsttime purchasers on the first $368,000 of the value of the consideration for eligible homes. Firsttime purchasers of homes greater than $368,000 would receive a maximum refund of $4,000 The refund will be reduced if one (or more) of the purchasers is not a firsttime homebuyer. The refund will be proportionate to the interest acquired by the individuals who qualify for the refund. It can be hard to navigate all of your costs when purchasing a home. Have questions?
