I want to share one of the most satisfying professional experiences in my career as a mortgage professional. Last year, a client approached for a construction loan to complete a cottage property. The client had tried with many brokers and lenders, but no one was willing to lend on an incomplete building on leased land in the middle of nowhere. On top of that, his credit score was below 500. We arranged a private mortgage for this client. A couple of months ago, we started wo...rking on refinancing. When I pulled his credit, score was still below the threshold of big banks. We again arranged a private refinance from another lender. However, due to some reasons, the private lender couldn't close on time. The client then refused to refinance. A few weeks later, the client called again and asked me to re-pull his credit. This time, credit score improved but was still below the threshold of any A lender. However, I got this file approved from a big bank on an exception basis, at 2.09%. Then, the appraisal noted that the property is still around 97% complete, and I had to seek another exception. Finally, we closed this file yesterday, after so many ups and downs. Though the deal size was small, for me, the satisfaction gained from this file was more than a million dollars deal.

CMHC recently announced that as of July 1 they will be tightening their underwriting guidelines which will have a huge impact on buying power for Canadians. In Canada we have 3 companies that provide mortgage insurance for those who need to buy with less than 20% down. CMHC is the most popular because they are government owned, but Genworth and Canada Guaranty announced they will not follow CMHC in tightening their policy. This is one more reason why it is so important to work with a mortgage broker who can give you options.
