SIrLuckHomes Real Estate News BE CAREFUL WHENEVER YOU’RE ASKED TO SIGN A RENTAL CONTRACT FROM ANY HVAC COMPANY Have someone read it over!... As professionals, many of us have seen clients paying out $15,000 upon closing on contracts they didn’t understand. The elderly tend to taken advantage of the most. It’s truly disheartening and it’s very common, but I’m noticing that many first time home buyers are being bamboozled into signing these contracts. I understand the need for profit, but this is essentially extortion. Here’s the last scam that I’ve seen: 5-7 year old Hot Water tank is on the fritz and the client calls ‘that company’ They’re advised that it’s better to replace the tank and would quote a ridiculous price if they were to buy it out or rent it. They would then inspect the furnace and AC (as a courtesy) with a recommendation to replace. Afterwards the proposal comes out. Instead of paying X right now, you can only pay $1xx a month for a brand new X,Y,Z. Then they offer to disconnect and dispose of the AC, Furnace and HWT for free. They know exactly what they’re doing. Many first time home buyers are cash strapped + inexperienced and the elderly are usually on a pension. They’re the perfect target. Keep an eye out and share protect your families! Here are some things that you should know that would save you some grief! The typical Hot Water tank should last between 10-15 years WITH the right maintenance. You should DRAIN your tank a few times a year to remove the sediment. Especially those in areas with hard water! SHUT OFF THE COLD WATER FIRST. Keep on draining it until the water is clear. In many cases, you need to do this annually, otherwise this would usually void your warranty Some mortgage companies provide a ‘home warranty plan’ that will cover these repairs and more with a small surcharge. Shop around! You can buy many of these tanks from your local hardware store or ask your local HVAC company or technician. Put some money aside. They’re going to break down eventually.
