Did you know the First Time Home Buyer Incentive program is changing in 2021 ? When it was first introduced in 2019, the maximum home price to be eligible was 4 times the household income with the annual income of a maximum $120,000. Now, as of Spring 2021, the maximum household income threshold will be raised from $120,000 annual income to $150,000.... Also, the maximum home price will be increased from 4 X annual income to 4.5. This means that the maximum home price for eligible first time home buyer goes from $505,000 to $722,000 This is great news for first time home buyers. Well the year 2020 is coming to an end and who would have thought at this time last year that the world would be effected by Covid-19. This isn't a post about real estate today, it's a post about realizing how quickly things can change. It's about how you should make everyday count. It's about being grateful for what you have. Covid-19 has effected everyone around the world. Sad to say most people have been negatively effected. Our health care workers and front line... workers have put their own lives at risk to help those who are sick and in need of help. If Covid-19 hasn't effect you personally, whether that be within your household, your family or friends, take that as a blessing. There are so many families around the world who have lost loved ones, haven't been able to visit their grandparents and family, have lost work and have been in financial distress. Take this holiday season to just be grateful you are still here. Tell those near you how much you love them and make everyday better than the last. Help those in need if you can. Buy local and support local business. There are too many small business that are on the verge of closing their doors forever. If you can, order take out from those small restaurants, donate to charities who help those in need. There are so many ways to help. Even if it is a small amount, every last penny counts. Do’s & Don’ts of Rate Shopping So, you want the lowest rate ? As does every single person who is looking to buy a new home. & that is perfectly fine. My only advice is to do it properly. ... What I mean by that is please do not go to multiple financial institutions to see what they can give you. Once you start doing that, get them to review all of your documents and pull your credit, it’ll most likely hurt you in the end. If you want to compare rates that is absolutely ok, but please don’t jump from bank to bank to see what you can get. Go to someone, like myself, who has access to over 40 lenders, get your credit pulled only ONCE, and let me do the shopping for you. This way, your credit doesn’t get dinged multiple times and you will get the lowest rate THAT MATCHES YOUR NEEDS. & if someone says they can guarantee you a low rate without seeing your documents and fill file (employment/income proof, credit report etc) please do not believe them. Not 1 mortgage agent/broker can actually promise you anything without seeing a full and completed file. Please be aware of those who are trying to scam you into believing this. Due to the lack of immigration, lack of student housing needs, zero tourism, and the fact that Airbnb needs have gone to crap, the condo market has taken a pretty big hit. Yes, prices have technically gone up from this time last year BUT it’s actually taking longer than normal to sell condos. Condos under the $800,000 are still selling, but again, it’s taking time for the right buyer to purchase it. And on top of it all, the rental market is absolutely wild. You can find a 1 bedroom down town for $1700. & lastly, yes the housing market is on however all good things come to an end and the surging prices won’t always be like this.
