Nic and Natalie were able to secure their fantastic new home by making smart and decisive decisions. In today's hot market, it is not uncommon for buyers to bid on multiple houses before finally winning one. The first house Nic & Natalie made an offer on; we lost it by only few thousand dollars.... Understandably this can be discouraging. But, they had the right attitude and decided to keep looking. A few days later, the perfect house came on the market, and they knew they wanted to secure this one. Nic and Natalie decided to take control of the situation and submit a Bully Offer. A Bully Offer (AKA: preemptive offer) is when a buyer decides to ignore the MLS instructions and submit an offer before the scheduled presentation date, in an attempt to avoid competing with other buyers. The home had only been on the market for one day, and we were able to drive the sellers to the negotiation table one week earlier than they had planned. Nobody likes being a backup option. But when it comes to real estate, sometimes being a backup option can really work out in your favour. Let me explain... Dean and Tina had been looking for a new house for about a month. They had submitted a few offers but got outbid each time.... The next house I showed them, they really loved. The problem was, it had just been sold conditionally. Instead of walking away, I suggested we do something that isn't common in our market. We decided to submit a backup offer. If the first buyer could not obtain financing and the house became available, it would automatically be sold to Dean & Tina. Seems like a lot of work for something that has a small chance of actually happening? Well, yes, there is a considerable amount of paperwork.. that's why most agents tend to encourage their clients to: #1 Keep searching #2 Wait and see if your dream house becomes available again I'm the type of person who hates waiting. So in situations like these, I like to make sure buyers know about option #3. If you absolutely love the house but missed out on it the first time, you should consider writing a backup offer. There's a small chance that it will work. But a small chance was enough for Dean and Tina to secure their dream home!

Have you ever noticed that the majority of dog owners are able to say with 100% conviction, "I have the best dog in the world"? I think this is a result of the strong bond that humans and dogs are able to develop over time. I'm one of those people, by the way I honestly believe I have the best dog in the world.... His name is Rex, and although he loves playing fetch and going for walks, he is not your typical dog. Rex is a PTSD Service Dog, and for the majority of Rex's life, he was by my side 24/7. Some of Rex's duties include waking me up if I'm having a nightmare and turning on the lights, alerting and interrupting flashbacks by pawing at my leg, and keeping people at a distance if I am standing in a crowded place by circling my body. Service dogs like Rex are incredible. They protect their handlers and have enormous responsibilities. This four-legged animal was a crucial part in helping me rebuild my life and improving my health. Rex gave me my independence back in a way that no medication ever could. I'm fortunate that my health over the years has improved to the point where I no longer need the assistance of Rex. But I couldn't imagine not having him in my life now. So, Rex has taken what some would call an "early retirement". A well-deserved retirement that is. Nowadays, you'll find him doing what most dogs do. Lounging on the couch or excitedly waiting for you to walk through the front door. Even chasing squirrels in the backyard. Although Rex has been retired for some time now, it never fails to amaze me how quickly he's able to jump back into work mode. Like everyone, I have bad days, and, on those days, Rex is there and eager to do his job and help me get back on track. I think if you own a dog (regardless of if they are highly trained like Rex or not), they have a positive impact on your health and overall wellbeing. That's why when somebody tells me they have the best dog in the world, I genuinely believe them, as I too think I have the best dog in the world!
