Have you heard of Step Code? Happy New Year to you! I wanted to bring something to your attention that you should be hearing more and more about in the near future. https://www.kelowna.ca//residentia/bc-energy-step-code-new... https://energystepcode.ca/ The federal and provincial governments have committed that all new housing built by 2032 will be Net Zero. Net Zero means that the building will have the ability to produce as much energy as it consumes on a yearly basis. So to accomplish this they divided the requirements into Steps 1-5 5 being net zero. Although 2032 is 12 years away, the steps they are taking to get there are here now. By June 1st of 2021 Kelowna builders must be at Step 3 (a bit ahead of the BC deadline of 2022). Step 4 must be reached by 2027 and Step 5 by 2032. Ok so that puts the building industry under a lot of flux in over the next few years. Why is this important to you? Although we don’t yet know the impacts, at some point in time the city will likely start pushing the step requirements on renovation permits. As the energy efficiency of homes becomes more of a main stream topic, how will buyers be impacted? Will they want to know the current energy rating of an existing home? If they are planning on renovating, will this impact what they can do or what they can afford to do? Will this make new builds more valuable? Will this make the decision to renovate older homes become more of a decision between leaving it the home alone or tearing it down? Lots of food for thought and topics for discussion.
