It's March! Welcome to the Central Okanagan Housing Market Update. Listings and sales started off hot in February and the trend has continued into March. Over the last 7 days we have seen over 250 listings and over 100 sales. We weren't cracking those numbers until April in 2019. The number of price reductions is still tight to the amount of sales, which points towards some listings sitting on the market longer than they expect. This makes sense with the amount of new listin...gs coming onto the market right now. almost 10% of the sales in the last week came from properties over 1 million. That's a trend to keep an eye on.

Welcome to this leap year edition of the Weekly Central Okanagan Housing Market Update. The last 7 days has seen spring like numbers with listings already jumping into the 200's. This time last year we were at 155 listings. Sales are also way up from last year with exactly 100 in the last week. That's 25 more than last year, which doesn't seem like much, but that's pacing 100 additional sales in a 4 week period. ... There are a couple of items that could cool down the hot pace to start the year and that's 1. the building insurance concerns for stratified properties ( https://globalnews.ca//bc-liberals-strat-insurance-legisl/ ) 2. The corona-virus, which is already affecting stock markets. Anytime the markets are spooked, it can have an affect on the housing market, sometimes positively however, depending on where people want to invest their money. Stay tuned!

January is almost done and sales are remaining solid compared to this time last year. The sales to listings ratio is still considerable but it expected at this time of the year with homes getting "re-listed" and people wanting to get their property on the market for the spring rush. The listings to sales gap shrinks as we get into late spring. The fact that sales are in the 80's and increasing is a great sign that the market is picking up. It will be interesting to see the final numbers for January and how much better of a start to the year it was for sellers.

It's time for your weekly edition of the Central Okanagan Housing Market Update! Sales numbers are up more than 25% from this time last year, for the last 2 weeks in a row. Listings are up as well from last year. January usually sees a greater listing to sale ratio because of all the re-listed properties, but things are definitely different from the start of 2019. There is more urgency from buyers already to start the year. We don't typically see the sale numbers up over 100 per week until end of February, so keep an eye on that, as we had 71 last week.

It's a new year in this edition of the Central Okanagan Housing Market Update! At this time of the year, there are a lot of RE-Listed properties. Many listing agreements ended at the end of the year, and now people are listing again with a "fresh" new listing instead of extending, although there were 26 listings that were extended. Sales are slightly higher with 60, than they were last year at 43 at this time. Sales are typically lower in January but there seems to be more action in terms of showings and offers. It is starting a lot earlier this year. Last year we didn't see things pick up again until end of February, so keep an eye on sales in January.
