Current Client Situation: I just helped a couple move into their forever home after the bank had told them no. She graduated nursing school and is on a full time term position. He has been self employed for 3 years. ... Their bank told them because she was on a term position, and hadn’t been there for 2 years, they couldn’t use her on the mortgage. I work with 35 different lenders, and all of which view this differently! I was able to get them approved ANDA at a better rate than they would have got at the bank. Why limit yourself to one bank?

Current Client Situation : My clients were up for renewal and wanted to get $30,000 for a renovation. I was able to get them their money, a lower rate, lower monthly payment AND pay their mortgage off in the same amount of time. Here’s their situation : Previous mortgage amount : $355K... Mortgage Tip Monday : Salaries, commission, self employed, part time, casual....the world where everyone works 9-5 for a salary just isn’t reality anymore for most families. The banks love when you fit in that perfect little box to get qualified for a mortgage. I work with 35 different banks and lenders who all view income differently. ... Why not look into 35 options all at once instead of just 1? That’s my job!

Mortgage Tip Monday : The Stress Test affects how much you can qualify for when buying a home. For the 3rd time since the start of the pandemic, the bank of Canada has lessened the stress test. This means that as of this morning, you qualify for about $10,000 more on a mortgage!

Current Client Situation : I was so happy to help my clients this week. They had been saving for the last 2 years for a down payment, and they had finally saved enough! They were excited to be starting a family and buying a family home together. During the time it took them to save, they realized they were having fertility trouble. They called me to say how they weren’t able to buy a home right now, because their savings were going towards costly fertility treatments. I w...as able to talk to them about something called a Cash Back Mortgage. They can still use their savings for a down payment, and on possession date get almost $12,000 back. This option for them will only increase their payment $100/month. Life isn’t always fair, but I think things are going to work out great for this amazing young family!!! *Note you are able to use the money you receive on a Cash Back Mortgage however you see fit (renovating, a holiday, pay off debt, a new vehicle, etc)

Mortgage Tip Monday : I've had a number of clients lately who have found a house they love before even listing their current home. Their phone calls always start with "Hey! I'm sure you can't help, we haven’t even listed our house yet, but we found a house we love....". They are always shocked that they have options (and making the move as soon as possible before the kids start school is realistic!)...
