After 22 years of appraising real estate in the Lower Mainland (completing hundreds of leaky condo assignments) as well as framing houses since 1988, I would be very wary of any buildings cladded with acrylic stucco that were not built with rainscreen. Moisture cannot escape wall systems due to vapour barrier inside the studs and acrylic stucco applied directly on building paper/wire mesh on the outside sheathing. If that building exterior had been cladded with vinyl siding instead of acrylic stucco, I bet there would be no building envelope concerns. It’s a shame that so many people have been affected by this.
