As an inspector its especially important to get into the attic to check for deficiencies of the roof structure, insulation and vapour barrier, pipe penetrations, and adequate ventilation. To get up there we, as inspectors, need some great manoeuvring skills to slide between the shelves and then up into a much too small hole. Last time, crawling into an attic, I wasn’t sure if I could get out again, so for those who have an inspector go through their home, when you get back, ...please check and ensure you don’t see a pair of legs dangling out the access hole. Any attic or roof space shall be provided with an access hatch, where the roof space measures more than 32 square feet and is over 24 inches in height. The hatch should be a minimum of 3.5 square feet (504 sq in) with no dimension less than 21 inches. Now all this does not help the inspector if there is a fastened shelf directly below the hatch. The area below needs to be clean and clear for ease of access, preferably with a ladder nearby. The attic hatch should be fitted with a well-insulated hatch or cover. This includes weatherstripping around the perimeter for airtightness. Another area of concern is when a prefabricated unit is installed and it's not insulated between the jamb and truss. This allows for air leakage and many times reveals itself with growing condensation stains around the hatch’s perimeter. As an inspector its prudent to always thermal image such areas as can be seen in the pictures. A leaky attic hatch can lead to larger issues in the attic such as attic rain, wood rot and mould growth. Again, when you get home after an inspection, look up! See more
