The mortgage defferal programs were put in place so a whole bunch of foreclosures didn't happen. Deferring payments tells the lender you are struggling financially. That's perfectly okay if you are BUT if you are hoping to buy a NEW property it doesn't help at all! Any deferred payments have to be made before you can apply for a new mortgage.

My employees were on strike for better working conditions but apparently only one is back to "work".

Fun fact: In 1986 a 5 year fixed rate was 14.50% making the payment on a $100,000 mortgage $1,209 a month. In 2020 a 5 year fixed rate is under 2% making the payment on a $300,000 mortgage $1,268 a month. Many economic experts have worried that low interest rates have fuelled an increase in home prices. In my profession opinion the mortgage stress test rate is a way to slow things down. ... It also tells me that rates aren't going back to 5% any time soon or these artificial measures wouldn't be needed.
