Condo Kitchens - Reflect New Choices Well before any pandemic concerns, urban consumers were becoming more reliant on out-of-home sources for prepared meals. Then, as restaurant dining became curtailed in many cities, food delivery services thrived even as many homebound families expanded their culinary repertoire. Condo developers are taking notice of this continuing trend towards take-out meals, and some are actively planning units that do not accommodate traditional oven...s. Although such a kitchen rethink may seem extreme to some, there are some logical contributing factors. Perhaps the most compelling rationale is that it avoids the cost of pre-purchasing and installing a full-sized appliance and negates the need to install and provide heavy-duty electrical wiring. It also increases kitchen cabinet and counter space, creating a more expansive, uncluttered appearance. But, the most important reason may be that buyers now have so many other modern, smaller appliance options that could replace a traditional oven and cooktop, such as plug-in air fryers, induction hotplates, rice- cookers, bread-makers and convection microwave ovens.

Hello Friends, I hope you and your family are staying well and safe during these very interesting times. As the second wave of the pandemic has started to heat up the residential real estate market seems to be doing very much of the same. Across the GTA for the month of September the volume of sales of all home types jumped up over 42% over September of last year with active listings up over 5% and prices up over 14%. Interest rates are at all time lows, under 2%, which con...tinue to encourage buyers to enter the market and shop for real estate. The resale condominium market continues to progress with sales up over 14% and prices up over 6%. The number of condominiums currently coming to market has started to make headlines as the inventory of available condos for sale jumped over 120% over September of last year as per the Toronto Regional Real Estate Board. Months of inventory numbers doubled from 1.6 months of inventory of condos for sale to just over 3 months. Based on current demand, if another resale condo was not to come to market it would take 3 months to sell out of our inventory based on our current supply. Happy Winter Friends, We are officially in the middle of it and hope you are finding some time to get out and enjoy the snow and cold weather while it lasts. I... wanted to reach out to you to share a brief overview on what happened in the residential real estate market throughout the first month of 2020 and what we foresee occurring in the coming months. Throughout January we saw continued limited supply of homes with strong demand pushing prices up an average of over 12% for all home types. Currently there is just over one and a half months of inventory of homes for sale, comparing this to the same time last year where inventory levels were at almost three months. Interest rates have declined slightly to a point where you can find 5 year fixed term rates under 3%. Unless we see a large spike in the number of homes for sale combined with a rate increase we can't expect the market to slow down anytime soon, unless something unforeseen occurs which changes people's buying or selling decisions. Real Estate continues to be a safe place to invest your money as more and more people continue to move into the Greater Toronto Area. It is predicted that the population of the GTA will grow by another two to three million people over the next ten years Whether it be a condo, townhouse, semi-detached or detached, they will all need a place to live. As we get closer and closer to the spring market we will see the inventory of homes available for sale increase, however, at this time of year more buyers will also enter the market, we will see continued upward pressure on prices. If you were ever considering selling, now is a great time as inventory levels continue to remain low unfortunately leaving buyers little choice. If you are considering a purchase, the market is competitive but it is important to stay engaged to understand where prices are headed as you do not want to miss a great opportunity to own real estate in this city. Condominium Developers have released and are announcing their release dates of many great developments across the city. Hello and Happy Holidays.... I hope everyone has enjoyed the fall season as we seem to be getting right into winter. The fall Residential Real Estate Market wa...s busy. The number of home sales for all home types were up over 13% for the month with the number of active listings down almost 30%. The continued strong demand with limited supply has pushed prices up 7% over November last year. The months of inventory has now slid down to under two months and is closing in on only a month and a half of inventory across the GTA. If another home was not listed for sale on the Toronto Real Estate Board we would be sold out of our product in a month and a half. A balanced market for buyers and sellers is said to be closer to four to six months of inventory. It is currently a seller's market where the demand for homes continues to remain strong. The sales volume of condominiums remained flat over last year, however, prices appreciated by almost 11% over November 2018. The volume of trades remained flat due in large part to the lack of inventory, hence prices continue to increase at an above average pace. Condominiums continue to be attractive to buyers due to their affordability, location and ease to maintain. This fall we had one of our busiest seasons for the release of new develop sites for condominiums.
