If this property came on the market today as the original single family zoning, it would remain on the market. It was 2 lots amalgamated and today's price of $24K to change zoning status would kill the idea. The City just does not get it, but they are desperate for the cash and don't mind crushing development. As well, the process to rezone and settle on the design took over 2 years.
