How much down payment do you need to buy a house?? $500,000 or less... you'll need a minimum of 5% down $500,000+ .... you'll need a minimum of 5% down on the first $500,000 purchase price, then 10% for the portion above $500,000 $1,000,000+... you'll need a minimum of 20% down... If your downpayment is less than 20%.. remember you'll have to include/purchase mortgage loan insurance.

When it comes time to renew your mortgage, most lenders will send you a renewal letter when there is around 3 months remaining on your term. While nearly 60 percent of borrowers simply sign and send back their renewal without ever shopping around for a more favourable interest rate, this is actually the best time to check out your options.

At the beginning of the pandemic Canadian lenders and mortgage insurers began offering homeowners the option to defer their mortgage payments (for up to 6 months). Many of those who took that option have resumed their payment. But what if you’re coming to an end of that 6 month deferral period and you aren’t able to resume payments? I always recommend reaching out to your Mortgage Broker as they’ll have the most current information for your lender. As a Mortgage Broke I work for you - my client. Not the lender.

Lenders will look at your Debt to Income Ratio when considering your approval. What this means is they will look at all your monthly debt payments compared to your monthly income. It should account for no more than 45% of your income. Your monthly payments such as Phone Bill, Cable/Internet, and Utilities are not apart of this calculation.
