Furnace goes out.....what do you do? Before calling a tech here’s a few tips that can save you money and help out in a heating concern: 1) check filter. If the filter is dirty it can set off a high limit switch. It will keep the house warm but not to optional heat. 2) shutting off the power switch and leaving it for 15minutes. New furnace have complex operating smart boards. Shutting them down a couple of times a year is healthy reset. 3)check the venting for blockage or ice.... Thursday tip: This might look like a nice faucet and it should because its in a rental I own and put in 4years ago. What bothers me is that that parts are free but 2 weeks out. My tenants cant go 2 weeks without a shower. So.............Im now cutting a wall, ripping it out and putting in a MOEN contractor grade control. Why may you ask? Well next time it will be a $90 fix within 24hrs. Do I get more rent for a tub control?? NO!! Did it look good? Maybe? Tip of the day: Adding a new entry space could make a big impact. Legalizing a duplex into a 4 plex can bring new challenges with tenants. Giving them a useful 10x14 deck (with separation wall) to enjoy the outdoor, can allow the main floor tenants to have their own space. This will also allow the basement tenants to use the side door as their entry & allow them to have the back yard to themselves. Buying an unfinished project ****Getting an authorization to get all documents ( RFD ) prior to possession***** so your ready for action at possession date. We had some clients which took a serious financial cost on a smoking deal as the city was impossible to deal with. A 6month project lead to an extra year due to the previous owner, shortcut...s taken, city being hard to deal with, paperwork mess and a very shady seller not disclosing all info. This project was a hard one and really couldnt have happened to nicer people. Tip of the day: SOUNDPROOFING!! Dont ever take shortcuts when soundproofing homes. We recently were called into soundproof a basement due to having minimal to no insulations in the walls and ceiling. Causing turnover with tenants (landlords biggest concern). The renovation was beautifully done but behind the walls and ceilings were a lack of density to block out sounds. A 2ft cut out was completed in the entrance to fill the cavity with Roxul. In the basement we layered ove...r the existing drywall with a 1 fiber soundproofing board, resilient channel and another layer of 1/2 drywall. This ensured we made a minimal mess yet solved the issue. Tip of the day- STORY TIME Last summer I removed two trees and repaired a flower bed at a rental. Nothing major. This spring I had a big issue with these little buggers. This is a solid mid 60s Bungalow that has no previous signs of concern. Lesson Learned: Proper caulking of vents and penetrations before tree/shrub removal can save you from a critter like these.
