Non-resident sellers are still required to obtain a clearance certificate and provide this to the buyers. This means that a non-resident typically needs to hire an accountant for the certificate, and a lawyer for the real estate closing. This often leads to frustration on the part of sellers in dealing with two parties. At the risk of upsetting our friends in the accounting profession, Spagnuolo and Co. can now act for the client in closing of the real estate transaction, and obtaining the clearance certificate from Revenue Canada. This streamlines the process for our clients, and allowing them to have one point of contact for both the closing and the certificate.
