Dishwasher Blues: Last week we received a call from one of our Good Tenants to let us know that the dishwasher stinks. Funny thing about dishwashers, even though they clean our dishes, they need to be cleaned from time to time so they can keep doing a good job. Scale build up can inhibit the sprayers, but more importantly food scraps that remain in the bottom of the tub can stink up the place. The key with dishwashers is to inspect them from time to time to make sure that th...e sprayers move freely and that there's no collection of food residue in the bottom of the tub. There are products out there like Affresh which are basically citric acid to eliminate the scale. That and a nice inspection with a flashlight every couple of months should minimize the issues. Although completely unrelated, this call reminded me of the time years ago when a tenant complained that her dishwasher had stopped working. Whenever she turned it on it made a lot of noise and scared her. Much was made of the issue and because she had many kids and struggled to keep up to the mess they made. How would you respond if the serviceman showed you the chicken bones that he retrieved from the bottom of the dishwasher?

Wet Basement Victory: Last Thursday we received a call from one of our Good Tenants at 9am. There was water on the laundry room floor, and not from the washer machine. The sump pump float had stuck. The good news: we got the problem solved and a new pump installed in less than 2 hours. Thanks to the quick action from the tenant, there is minimal damage (only need to replace flooring in 1 closet). Reminder: If you live in a unit that can flood (every unit can flood!) call your renters insurance provider and make sure water damage is covered. It is spring and that means snow melt and rain, better to be prepared.
