Despite concerns raised by residents, Hamilton Heritage Committee Recommends Designation of Royal Connaught. This letter was sent to Unit Owners at the Royal Connaught. It seems to describe "deplorable harassment and bullying that has taken place in the building in the past 3 years by Rudi Spallacci, Rudi Spallacci Jr., Michael Simple, Carol Robson, Daryll Filman, David Wu and Jeff Dibennedetto".

The way Condominiums are built and operated is governed by the Condo Act of Ontario. A comprehensive review of the Condo Act found that Developers were separating common amenities and charging a fee for usage via a sale or lease. The review of the Condo Act suggested that leasing back assets creates unnecessary tension and creates high increases in common element fees as buyers assume common elements, such as the Main Lobby and Entrance to their building, are included with th...eir purchase. On May 3, 2018, the Directors (Secretary and President) of Royal Connaught Inc. (Ted Valeri and Rudi Spallacci) signed a license agreement with themselves on behalf of the condominium to lease back and charge a fee to the condo owners for "ingress and egress" through the Grand Lobby. This occurred prior to handing over the condominium to the owner-elected Board of Directors. Below is the list of lawyers provided to purchasers, one of which was suspended for facilitating fraudulent mortgages. A quote from the Hamilton Spectator is as follows: "According to the decision, Okpala did not facilitate mortgage fraud intentionally but did it because "he was not competent to practice real estate law."
