Toronto: Houses are hot, condos not so much GTA home prices are up again for another month in a row, with October seeing a massive jump in sales of 25.1% year-over-year (YOY). When you take a closer look at the numbers, however, you'll see those gains are being primarily driven by the 905 and particularly, by detached and semi-detached houses and towns. The reason for the demand isn't exactly a mystery: people want more space, working from home means living near work isn't ...as important as it used to be, and mortgage rates are at an all-time low, giving them greater buying power. While condo buyers certainly benefited from more choice in the third quarter compared to the past few years, there was still enough competition between buyers to support average selling prices substantially above last year’s levels, says Jason Mercer, TRREB’s Chief Market Analyst. It is important to note that one quarter does not make a trend, either on the demand or supply sides of the market. How the relationship unfolds between condo sales and listings over the next three to six months will dictate the longer-term direction for selling prices. The downtown market continues to be a renter's dream, with increased activity as people move into more affordable units or upgrade to larger ones. But as with resale condos, supply has completely outstripped demand. Renting a condo is cheaper now than it has been in a couple of years, and people are taking advantage. But this is likely to be a temporary situation. There are changes on the horizon that indicate the soft condo and rental market will only last as long as the COVID-related shutdowns and border closures. One good indicator of market health is the sales to new listing ratio (number of sales divided by number of new listings). Anything above 60% is a sellers’ market (high demand, lots of competition), and below 40% is a buyers’ market (low demand, low competition). We've just seen that ratio drop to 35%, moving us almost instantly from a seller's market to one that favours buyers. And that lines up with the drop we’ve seen in prices the average selling price is down by abou...t 8.5%. So yes, we have entered a buyers’ marketbut only in certain segments. Condos under $650K and freehold homes under $1.2M remain hot. Properties are still selling over asking likely due to pent-up demand from the overheated market, but average sale vs. list price has fallen. There are still some listings available, just not nearly as many buyers. And homes are still selling, but the competition we saw just a few weeks ago has disappeared. Where we might have seen 8 or 10 or even 20 offers on a property at the beginning of March, now you're more likely to see one or two. Condos are performing a bit better than the freehold market right now: average price per square foot has dropped by 5%, while freehold properties have dropped by 10%. The sales to new listing ratio for condos hasn't fallen as far as it has with freeholds. We're still in buyer's market territory, but there's more action with condos for sure. That difference could be due to a number of factors: 1Savings have taken a hit: Down payment size has fallen as people's savings have been impacted by the downturn in the stock market. 2Mortgage rates are rising: The banks aren't being as free with money these days. Rates have gone up despite the low Bank of Canada overnight rate, and that’s further limiting what people can afford. 3Affordability: Condos are generally less expensive than freehold properties, and as people are able to afford less, condos end up being the default.
