Tuesday Tip!! Being declined by your bank doesn't mean you are not suppose to buy. This is one of the many reasons why you should use a mortgage broker and a huge part of why I left the banking world. True story... Tuesday Tip - What are closing costs? They are additional costs when buying your home. Lenders require that you have an extra 1.5% for closing costs on top of your down payment. These extra costs are mainly for legal fees, property taxes, home inspection, house insurance (bring to the lawyer appointment) and in Saskatchewan PST on the default insurance premium (CMHC, Genworth, Canada Guaranty) which was added to the mortgage. Tuesday Tip - Refinance! Is it the right time? Refinance is when there is enough equity in your current home to pull "cash out". This is based off your current value with an appraisal and we put the mortgage to 80% of the value. This could lower your payments and help you with renovation costs, consolidate debts, or use to make an investment.
