If you’re looking for a sign that it’s time to sell, this is it! Market Update for September 2020 Durham Region transactions in September 2020 were 1,492 representing a 56% increase from September 2019. There were 1,839 sales in September, which was slightly up from the 1,839 transactions in August. The DOM (Days on Market) are continuing record lows with an average of 12 days in September. The average price of homes reached $734,038 in September, a significant 20% incr...ease from September 2019. Clarington has seen an 18% increase in sales and a 14% increase in sales price year over year. With an average 13 DOM and an average sales price of $706,176. The Monthly inventory of 0.7 indicates that we are still experiencing a strong seller's market, and overall, homes in Clarington are selling for an average of 103% of list price! The GTA saw the highest number of sales for all of 2020 this September, which was up 2.9% from the previous month of August. Total sales are up 41.6% from 2019 and an overall 14% increase in sale prices. Toronto experienced the most significant increase out of all Canadian markets from the second to the third quarter this year at an increase of 102%. Although the condo market over the last few years has been the leader of the pack in the 416, as we see more people moving out of the city centre due to the COVID 19 pandemic, the MOI has been steadily increasing, currently sitting at 4-6 months. This increase is likely due to consumers wanting to share or be in public spaces less and working remotely more often and needing space to do so. Over the next quarter, we will likely see the condo inventory continue to rise, while detached, semi-detached, links and townhomes will keep strengthening throughout the regions. So, as we enter the fall market, we are continuing to see an active housing market. Extremely low borrowing costs and high demand has resulted in substantial year-over-year increases.
