STEP 1: It’s important to work with an experienced REALTOR who is actively engaged in the market: what’s happening right now and how that might affect your sale? Hire a listing agent who’s familiar with the mindset of the Buyers who are currently searching for a home, pricing strategies that are working right now and current best practices in marketing and staging. Agents who only sell a few homes per year don’t have the depth of experience or current knowledge to best repres...ent you and if they mostly work with Buyers, they might not understand the selling process. STEP 2: Make a plan to fix that leaky faucet, repair the crack in the ceiling, re-caulk the bathtub and replace that missing doorknob. To make your home look its best, you might be planning on painting a few rooms or changing out some light fixtures. STEP 3: Talk to your REALTOR: What’s happening in the market right now? Are homes like yours getting bidding wars? If so, how much over asking are they selling for? How many offers did the house 5 doors over get on Monday? Are homes stagnating on the market? How many days will it likely take you to sell? Ask your agent for an updated list of homes in your neighbourhood that are for sale right now and those that have sold in the last two weeks. STEP 4: Not every house Seller gets a bidding war. While your agent will take you through what to expect come offer time, if there is only one Buyer for your house, you can expect to see the following two conditions in an offer: A financing condition, which allows the Buyer to confirm their mortgage qualifications with a lender A home inspection condition, which allows the Buyer to bring in a home inspector of their choosing to go through the home. Home inspections generally last 2-3 hours. STEP 5: A day or two before closing day, you’ll need to visit your lawyer and sign a lot of paperwork.
