Dear 2021, before we commit, let us lay some ground rules! While 2020 was far from an ideal year, there were some silver linings too. I'm grateful that technology allows me to do a lot of my job virtually so that I could keep things going this year. ... I'm grateful for the clients who stuck with me through quarantine and kept going forward with their home buying goals. I'm grateful for my sellers who trusted me to handle their home sale during a pandemic. I'm grateful for all my industry partners who came together to support each other and make sure we could get our clients to the closing table. 2020 is a. year we will never forget but in all seriousness, I do hope 2021 has more perks!

House Hunting Netflix & Netflix - what they have in common! Raise your hand if you've ever looked for something to watch on Netflix for so long that you realize it's time to go to bed and you just spent the night watching previews? SAME! It happens a lot! Well here is what Netflix and House Hunting can have in common.. ... if you start your home search without really digging into the features you want in a house, the lifestyle you want it to create and what your deal breakers are - you're going to feel a lot like one of those nights filled with Netflix previews - only for you it's going to be home previews! Here are 3 things you can do right now to get your home search on the right track so you can eliminate the overwhelm! 1. Write down a list of your top 3 must haves - think of the features you can't change like specific school district, location, or specific layout that is accommodating to your lifestyle. 2. Write down any major deal breakers and do NOT look at houses that have them. If a deal breaker is not having a finished basement because you know you want that extra space for kids and entertaining, then don't look at houses without finished basements. Stick to your plan! 3. Determine what kind of work you're willing to do vs not do. Maybe you're okay with some paint refreshing and bathroom updates but you don't want to get into any major renovations. Keep that top of mind when looking online! Lastly, stick to those 3 lists to prevent being distracted by homes that aren't the right fit. You don't need massive amounts of options like Netflix gives you when it comes to your home search - you just need the right options!

You just got an offer, now what? Let me break down your negotiating power 1. Length of contingencies: When a buyer submits an offer, they will include any necessary contingencies such as the home inspection, appraisal, and financing. These contingencies have deadlines attached to them. If you are trying to juggle a double move (sell your house and buy) you'll want to make sure these deadlines aren't being extended longer than necessary. ... As the seller, you have the option to write a counter offer and reduce the contingency deadlines to what you and your real estate agent think is more reasonable if needed. 2. You want to close on a specific date - let the buyer's agent know that before they even write the offer (if they give you a head's up). In most cases at the moment, the ball is in the seller's court due to the massive lack of inventory. That gives you more negotiating power which means if you aren't ready to move out for 90 days, you can probably make that happen! 3. Oh those darn repairs from the home inspection - here's the thing, you don't have to repair every single thing the buyer asks for, much less every single thing on the report. If there are major repairs that affect the value, safety or health of the property, those are the things you'll most likely need to take care of to get to the closing table. But maybe the buyer would agree to a credit so they can handle them they way they want after closing. (Tip: that usually works out best and is less of a headache for you). 4. The buyer's security deposit - the earnest money! You can always counter an offer and ask that the buyers increase their earnest money amount. There are a variety of factors that would determine whether or not that is necessary that we can discuss at the time of the offer! They could open it up more to the living room creating the perfect island for standing around sipping beverages and having conversations with their friends. They didn't buy a house, they bought a lifestyle! Before you begin your home search, I sit down with you and go over the lifestyle features that are the most important to you. It might be the nearby biking trails, the 5 minute walk to the local coffee shop or the view of the sunset from the sunroom that stands out to you because you picture yourself living that lifestyle. Calling all holiday hostesses Raise your hand if you bought the house you live in because it's perfect for entertaining (me too)! This post is for you! Let's talk the ultimate Thanksgiving tablescape that will leave your guests in awe Here's your to do list:... Step 1: Pick your color scheme - are you going with a more traditional look? Do you want to mix in bolder hues like navy and light blue with your oranges and ivories? Step 2: Determine your signature style - are you going for more rustic, classic, or elegant? That's going to help you pick your centerpiece and table accents. Step 3: Are you going to use a tablecloth or a runner? Choose something that goes with the style and color scheme. Neutral is always a good option to be able to layer in colorful accents. Step 4: Choose your centerpiece - flower arrangements, candles, pumpkins, a mix of all 3? If you're going with flowers, what kinds of flowers? Or maybe you're going to use fruit in your arrangement combined with other autumnal accents and greenery. Step 5: Add in your linen napkins (patterned or solid colored) with napkin holders (bold or simple), then choose your flatware and dinner plates. You can't go wrong with white plates but using Fall colors would also look great on a Thanksgiving table. Step 6: Incorporate an accent such as little acorns, pinecones, or olive branches to put on top of the plates. Keep it simple and tie a piece of twine around the napkin! Step 7: Create your dinner playlist to have playing softly in the background. Try "Autumn Acoustic 2020". Step 8: Set the lighting - how many candles do you need? Are you adding in accent lighting? Dimming the chandelier? Figure out how you want the mood lighting to look. And there you have it, your tablescape to do list! Now it's time to go shopping!
