This one, in our opinion, is a loaded question and often changes with the situation of the person buying. What is indisputable is that the answer is always YES when it comes to putting 20% down when you can afford to do so. If you are putting less than 20% down, you are paying additional costs in mortgage insurance and mortgage interest. Now when it comes to putting more than 20 % down, it becomes a question of the buyer’s profile. Of course assessing the carrying cost of th...e mortgage is a factor and it’s affordability based on the buyer’s income. Once meeting that 20% down minimum, some buyers who could afford to put more than the 20% may choose to forgo putting more down in order to leverage their cash and use it for other investments. With mortgage rates being so low, they may get more return by investing in other opportunities available to them, rather than tying their money up paying down their home. Of course, this can also only be done if the buyer can afford to carry the larger mortgage amount. These buyers have a higher risk tolerance and many of them believe that it’s never a smart move to tie up all that cash in the home with affordable borrowing costs and other opportunities for investment returns. Others still, often the more conservative buyer, will choose to put down as much money as they can to lower their mortgage amount, have lower mortgage payments, and pay the least amount of interest through the life of the mortgage. These are the same buyers who may use their prepayment privileges when they are able to put additional money towards their mortgage principle. These buyers are the ones who aim to be mortgage free in the long term and enjoy the security of owning their home outright. Arguments can be made for both sides of the coin, and in our opinion, this is a very buyer specific question and it depends on the full picture of a buyer’s circumstance.

Real estate continues to be deemed an essential service, so we are still able to conduct business; We just want to do it in the safest way possible for both our clients and the safety of our community. -As with the first state of emergency, showings must be by appointment only and conducted following all of the government outlined health and safety guidelines including wearing face coverings and wearing gloves/sanitizing upon entry of the home. The showings should also be li...mited to the decision makers only, and one party at a time. - Absolutely no in-person open houses are to be conducted. Virtual walk-throughs and media may be used to showcase properties virtually to potential buyers. -Real estate offices , real estate lawyers and the land registry office remain open under the essential service status to allow for the successful closing of sales/purchases. -Short-term rentals for recreational purposes are effectively closed as of January 12th, 2021. If a booking was made prior to January 12th it is permitted to go forward. -Renovations started before January 12th will be permitted to continue but those that have not started are not permitted to start. We will continue to do our part in operating in a safe and responsible manner as our market continues to show resilience in the midst of these unprecedented times.
