Where were you? Where are you? It’s June and where has the year gone? The May 2020 Real Estate numbers are in for the Muskoka Region. Muskoka is a large area with different towns and village...s each having different influences. Features such as waterfront, acreage, in town or out, can affect prices and even the time of year can affect the market activity. While the seasons play a factor due to the property access and overall use we are also seeing an increase in the overall desire for a lifestyle change with many choosing to leave the city for a different pace. 2020 is the year some are referring to as the Jumanji Year with each month bringing some new experience for us to deal with. As we are well aware COVID 19 brought the world to a screeching halt with self isolation the norm. The one thing that didn’t stop was the desire to buy and sell real estate. Yes, there were some challenges and a new way to do business but we adapted, we moved forward. Virtual open houses became more common and viewings complete with masks, gloves, health forms and social distancing accepted practice to protect Sellers, Buyers and agents. Single family home sales are vastly different in the Region dependent if on water or not. There was an increase in sales of 10% of waterfront homes but a drop of -40% for non- waterfront ones. In all types of single family homes the number of listings are down at present between 24 -27% and less inventory meant fewer sales were anticipated. This is expected to change as people become more focused on moving forward and re-establishing a sense of normal. Each day there are more listings and greater activity. The most interesting change has come with the housing prices. The average sales price for non waterfront single family homes $448,000 which is up 7.40% over the same time in 2019. For waterfront homes the price increased to $1,224,614 up over this time last year by 13.70% COVID 19 has created a huge upset in the world but with many people self isolating they are turning to real estate even more to try to figure out what they should be doing.
