"Im going to wait to buy until Dec-Feb for all the foreclosures to start happening" I'm hearing this a lot. SORRY BUT I HAVE A SPLASH OF COLD WATER FOR YOU... Note:... 1. 7% of all BC mortgage were deferred (about 46,000 of the 660,000) but most weren't to because they needed to but because they could. Currently about one half of one percent are in default (only about 1,000 in all of BC and Im guessing not many at all will be here on the highly desirable island!) 2. IF people stopped paying in October, and thats a BIG IF because they have had a chance to save from the deferrals and the cash injections, the bank would not start foreclosure for at least 3 months (January at the earliest) 3. By the time it gets to court and getting a friendly judge will add 6 8 months before the bank or other debt holder can sell it (June at the earliest) The best time to buy a foreclosure is always during the 6-month period leading to a final order of sale and deal with the troubled owner directly (Later 2021) 4. And by this time most desperate sellers will have already sold their property (because we are in a hot market) to another interested buyers/investors preventing it from even going through foreclosure. 5.
