How do I know if I should stage my home? Everyone who is preparing their property for the real estate market should stage their home. It used to be that only vacant properties were professionally staged. Now, more than ever, the impact of online photos matter. If a seller's online photos are not spectacular, potential buyers will swipe to the next listing, and your home will not make the short list of homes to book an in-person walk through. Staging isn't just de-cluttering anymore. Professional staging is used to create functional spaces, flow and feeling. What's the most important room to stage? According to the NAR (National Association of Realtors) 86% of potential buyers stated that the most important room to be staged is the living room , followed by the master bedroom and the kitchen. Albeit the single largest transaction we make, purchasing a home is emotionally driven, and potential buyers can imagine their own experiences, family and memories in these spaces. Clean, neutral and functional spaces get all the attention. Will staging my home work? With this market as hot as it is, I often hear that there is no need to spend the money on having a property professionally staged. I would suggest that in this hot market, sellers can't afford not to stage their home before listing. Consider the cost of not having your home professionally staged: the longer the property sits, the lower the sale price will be. The lower the sale price of the home, the greater the impact on the seller's equity and return on investment. If you as a seller choose not to stage your home, remember that your neighbour has likely staged theirs, and you are competing for the same buyer!
