Recent Neighbourhood Sales The price of similar homes sold recently has a huge impact on what your home is likely be valued at... 2. Size The square footage of your house is obviously considered when computing its value. It is important to compare Apples to Apples. In addition, usable space such as a basement apartment will factor into our calculation. 3. Condition It goes without saying that if your house is in Mr. Clean condition it would NOT hurt its value. Maintaining your home will improve its value and appeal to buyers. 4. Age Younger houses are appraised at a higher value due to the fact that things like - Newer Roof, Plumbing, Electrical, appliances will not need to be replaced anytime soon hence adding value to your home. 5. Upgrades / Updates If your home is older in order to compete with newer homes, you must invest some money in updating / upgrading your home. If you are unwilling to do so, your home will likely not be valued at its true potential. 6. Location The good old "Location, Location, Location really matters.
