April residential stats are in. Some pretty interesting numbers in there, especially with regards to the number of listings and sales. Business is starting to pick up now that people are getting tired of isolating and some restrictions are being relaxed. I'm here to answer questions you may have. Stay healthy!

Bleach is a cheap effective disinfectant but there a few important things you should know. The 3 big ones for me were that 1) The spray bottle of bleach I mixed is only good for 24hrs and 2) It eats metal so MUST wipe metal down with water later 3)Bleach loses 20% of it's potency each year it sits in its bottle. Here's an article with more info if you're interested. https://www.scripps.edu/newsandviews/e_20060213/bleach.html

APPROVED DISINFECTANTS AND TIMES! Here is a link to the official EPA page that shows not only a list of disinfectants but also the crucial contact time needed to fully disinfect COVID-19. Feel free to share. https://www.epa.gov//list-n-disinfectants-use-against-sars

Please Share - There's a news story that nobody is writing that needs to be written and widely distributed. HOW LONG DOES A DISINFECTANT NEED TO BE IN CONTACT WITH COVID TO KILL IT? It's great that everyone panic bought the Lysol wipes but do they know it apparently takes 10min of contact for it to disinfect? How about Clorox wipes? My limited research suggests 4min. How about alcohol, sanitizers, bleach solution? I couldn't tell you. If I use a wipe and leave the item for 10...min, it is dry in about 1minis it disinfected then or did it need to remain wet for 10min? You think I could find this info? I've done a bunch of searches and I keep coming up with the same old stories that don't answer the question. I can find a list of approved disinfectants but they don’t' necessarily kill immediately on contact. If not, how long for each of them? The public is being told nearly any soap will kill it, and washing your hands is the best defense but is it being stressed that "washing" means at least 20 seconds of scrubbing? We're all running around with our little Lysol wipe, wiping down that soup can and then eating it for lunch with no clue if we've actually killed the virus. What about fruits & veggies? How do I properly clean that banana or apple or lettuce I brought home? How long does it live on lettuce? Why is nobody reporting on this? If anyone finds some definitive stories on this from a reputable source, please let me know. See more

MCDONALD'S APP FRAUD ALERT. If you have the McD's app and have linked a credit card to it I'd suggest you remove the card. I just had 36 orders placed for McDonald's in Quebec. Did a google search and I'm not the first to have this problem. I called the card and they reversed the charges. If you have your card linked and want to remove it go into your payment options and Long Press the card number and hit "remove" when it comes up. Please share, I've made the post public.

Considering adding another bathroom to your home? I wouldn't suggest this plan.

I'm excited to learn that I was one of the top 3 agents in Sherwood Park on Rate-My-Agent.com for 2018 and currently in April 2019 I'm sitting at #1. It's a terrific feeling that I'm there because clients who've hired me thought enough of me to take time out of their busy lives to write such wonderful reviews about me. I love this job, I love my clients and I'm so thankful I've had the chance to meet these wonderful people and be a positive influence in their lives. A sincere heartfelt thank you to the people who took the time to write those reviews and put me where I am today. If you hear of anyone thinking of buying or selling, please consider mentioning my name and letting them know I'd work hard for them. :) Thank you.

There's a new scam going around where someone allegedly from Epcor calls and says the power is going to be shut off in a half an hour. They are calling Realtors as well with properties listed and leaving a 1-800 number for the seller to call. Then they ask for something stupid like money to be transferred to a bitcoin account.

The Problem With "Stuff" The late comedian George Carlin used to have a routine called, "A place for my stuff." He was referring to the idea that, besides being a place to sleep and eat, the purpose of a home is essentially to store all the stuff you accumulate over the years. That may or may not be true. But, if you're like most homeowners, you probably have a lot of stuff in your home... stuff in closets, and stuff in the garage. ... That’s just what happens! The problem, however, comes when you try to sell your home. What may seem to you like a comfortable home office filled with supplies, office equipment, books and papers, may look to a buyer like an uncomfortable, small and cluttered space. That's the problem with "stuff". Too much of it, and it gets in the way of buyers seeing and appreciating the great features of your home. So, when you're selling your home, what do you do with all that extra stuff? One solution is to have a garage or yard sale. (If you call it a "moving sale" you'll attract more buyers.) This is a great way to get rid of the things you don't need anymore and, perhaps, make a few dollars! Another solution is to give some of the items you don't need anymore to charity. There are many local organizations that can make good use of second hand clothing, furniture, and toys. Finally, for all of the things you want to hang on to, but are cluttering up your home, consider renting a locker at a self-storage company. One thing is for certain. The more spacious and comfortable each room of your home appears to potential buyers, the more likely it is that they'll see the true value of your property and become interested. Want more tips for selling your home quickly and for the best price? Call me today.

What a Buyer is Thinking While Viewing Your Home Ask any good salesperson for an effective selling technique and he’ll probably say something like, Understand the buyer. Try to figure out what she’s thinking. That’s good advice for you to consider when you’re putting your home up for sale. You need to imagine what a buyer might be thinking while viewing your property, so you can prepare your home more effectively for that sale.... Here are some things buyers may be wondering: Is this the type of home we’re looking for? Does it have the ideal number of bedrooms, etc.? Are the rooms spacious enough for our needs? Are there any repairs or other maintenance issues that need to be addressed? How old is the property? Is there anything major, such as a furnace, that will need to be replaced soon? What is the neighbourhood like? Will we be happy living in this area? Is it safe? Is this home going to fit our lifestyle? Is there an area for the kids to play? Is there ample room for entertaining? Is the dining room large enough for dinner with family and relatives? Of course, these are only a few of the many questions a buyer may have while viewing your home. The more you can anticipate these questions and prepare your home accordingly, the better the chances that you’ll sell it quickly and for a good price. For example, remember that clutter will make a room appear smaller. So, make sure to de-clutter your home especially the smaller spaces and cupboards. If your house is in a desirable neighbourhood, create a list of area features (i.e. local parks, access to public transit, walking paths, etc.) to help buyers appreciate the value of living there. Basically, when you’re preparing your home for sale, think like a prospective buyer! Need help? Call today.

Just got an awesome compliment today from a first time buyer I helped find a home. After she posted a glowing review up on rate-my-agent I emailed them to say thanks and she responded with this... "No problem. You were what everyone deserves in a realtor! Truly wonderful! You betcha, we will have to have you over for coffee :) so you can see it all set up!"
