Get a mortgage pre-approval Tom: Tip # 1, If you are a buyer that requires a mortgage to purchase your new home, your first step should be to either go to your preferred Bank or a Mortgage broker and get pre-approved for a mortgage. There are 3 beneficial reasons to securing your pre-approval, Reason # 1: Once you receive your pre-approval, you will clearly know what your purchasing power is. This helps you understand what you can and cannot afford, therefore no surpri...ses and disappointments. Reason #2: Your Mortgage pre-approval letter will clearly detail what interest rate you will get and also what length of time that interest rate is good for. Reason # 3: Lastly, this greatly improves your negotiating power if you are involved in a bidding war. Already being, pre-approved shows the Seller that you are qualified and have your finances in order. This may encourage the seller to favor your offer rather than another party's offer . Do Homes near cemeteries sell for more or less ? or Would the quite neighbors be a selling feature ? Would a drop dead gorgeous home take longer to sell if the view includes tombstones ? Avoid properties that are either backing on to a cemetery or are situated closely. I discourage buyers from properties close to cemeteries because of the loss of value you may face when selling the property. These properties usually carry a " Creepy Factor " with them, buyers may not be incl...ined to view your property because of a fear of ghosts or the supernatural. Also cemeteries are an eyesore, most people would not like to go out to their backyard or front yard and see a bunch of tombstones. But if you are a buyer who does not care, than you can buy a great deal and get the property at a discounted price, saving you tens of thousands of dollars. You can also enter a higher price range neighborhood or buy in a school district you want to send the kids or get walking to TTC public transit. Another perspective is that most likely there would be no chance of future development on the site of a cemetery, there is usually well maintained open space, it’s quiet, and many cemeteries are picturesque.
