NOVEMBER HOUSING UPDATE! November was another record month in the Central Toronto Housing market. Demand for detached and semi-detached housing in both Toronto and the suburbs continues to grow and fuel the price growth. Detached home sales in Central Toronto were up 28% YoY (+33.6% in the 905 area), semi-detached were 36% (32.7% in the 905 area), and townhomes were up 40% (+14.5% in the 905 area). With DOM (Average Days on the Market) 24 days. The amount of New Listings i...ncreased by 64% in November compared to November 2019. Mostly due to increased inventory of condos. Supply of detached and semi-detached houses remains tights. The Average Price for detached homes slowed down -0.3% to $2,230,000. Semi-detached were up 4.3% to $1,403,000 and condos were $680,000, down 3.6%. In the $2M+ price category, Sales in November 2020 increased by 81% compared to November 2019. Homebuyers continue to take advantage of very low borrowing costs. The Average Rental Price in Central Toronto reduced by 11% for one-bedroom and 9% for two-bedroom units, due to the increased supply of available units, specifically, in the Downtown area with the high density.
