TRI-Pro Property Maintenance is a small family operation seeking to do or complete those jobs around the home, property and building that haven’t yet been done due to time, cost or ability. We are proud to serve Kamloops and our neighboring communities. Jeff is a life-time resident of our lovely city and myself, I moved to the home of the Twin Rivers in 1993. We started managing residential property 20 years ago. Our responsibilities included the cleaning, painting, minor rep...airs and yard care. In addition, I, Karen was licensed as a Residential Property Manager. As a Property Manager of 15+ years, I worked with both Residential and Strata Property and was responsible to employ, train & supervise the common property maintenance & personnel. Furthermore, for the past five years, Jeff has been operating in the building material establishment thus has keen knowledge of building materials, product quality & application as well as warranty programs. We are passionate about the residential industry and look forward to working with you!

Before the cold season starts, don't forget to clean those gutters of debris including sticks, pine cones and leaves so melted snow will drain properly. And direct downspouts away from your home’s foundation to help prevent basement leaks and flooding. You don't like standing on ladders, give us a call to help with this necessary maintenance?

While you are out in the stores doing your Christmas shopping, add a Carbon Monoxide Detector and fresh batteries for the smoke alarm to the cart. Keep your friends and family safe. During the fall / winter season, the windows and doors are closed, so the oven and stove are working overtime, the water heater is struggling to keep up with demand, the fireplace is burning and the furnace is fighting the cold. It’s the perfect setting for carbon monoxide buildup.

Do you hear your toilet running? Did you know that a leaking toilet can cause a water loss of 200 gallons a day? If you are not sure if there is a leak, put some food coloring in the tank and in a few minutes, you may find the water in the bowl changes color. A water leak can be caused by a loose flapper valve or an incorrect water level. We can help you with this and keep your water cost down.

Time to take out the exterior holiday decorations. Why not hang the lights now while it is un-seasonably warm and no ice to contend with. How old are your lights; perhaps it is time to replace them and upgrade to a more efficient lighting system? Please check your plugs and contacts for loose wires before hanging and please avoid over using extension cords as they too are a liability.

Want to keep your heating costs down during the winter season? It is recommended that the furnace filters be changed monthly. If you don't have a furnace and rely only on electric baseboards, remove the furniture approx one foot to allow for proper heat flow. Also be sure to check for any door and window gaps. Before it gets too cold, a qood caulking can be applied to prevent heat escape. Call us and we can assist with the caulking!

It is also time to arrange for that chimney sweep, check the door sweep, weather guard and caulking around the windows. Give us a call to help you prepare for winter!
