Question : How does the process work from beginning to end? We thought it may be a bit easier if we explained this in a 10 step process from beginning to end, highlighting the key steps. 1. The very first step is to visit our revamped, brand new website at U Can Own 2. Once there, click on the Be a Homeowner Tab.... 2. Once you have sent in your application we will be in contact with you within 2-3 business days. 3. We will complete a quick assessment to determine if you have the required income and down payment to start searching for your very own home. 4. After the quick assessment has been completed, you will be required to send in proof of income to complete the approval process. 5. A Credit Check will be completed. ** Note: We do not disqualify you based on your credit score. 6. Final approval complete. You now know your budget on the price of homes you can start looking for with our Real Estate Agents. 7. Deposit to search for your new home. The full amount deposited is used towards the down payment of your home. (There are no fees for our services). 8. Search for your property in your desired location. 9. Once you have located your property, the property is purchased on your behalf. 10. Sign the agreements. Congratulations, you are now on your way to home ownership. If you are interested to learn more on how we can work together and help you through our home ownership program, give us a call 905.391.7368.

What can you do to improve your credit worthiness? It takes time and there is no quick fix for eliminating past aspects of your credit history that may be negatively affecting your credit score. The specific steps to credit repair depends on what is on your credit report. Before you can start repairing your credit, you need to order your report and review it to stop the negative information. -Incorrect information, by far, the easiest thing to fix on your credit report is in...accurate information, relatively speaking of course. Clerical errors could easily lead to errors on your credit report. Don’t overlook these errors because they could be hurting your credit. Submit a credit report dispute to have inaccurate information removed. - Prioritize paying any outstanding judgments. They’ll keep hurting your credit either until you’ve paid it or it falls off after seven years, whichever comes first. Bankruptcy, Foreclosure, Paid Tax Liens, Paid Judgments; with these types of entries, focus on rebuilding your credit by adding positive payment history and demonstrating you can manage your credit. If you can’t get approved for a regular credit card, apply for a secured credit card. Use the card to make small purchases and pay your bill in full every month. - Pay all of your bills on time. Paying late, or having your account sent to a collection agency has a negative impact on your credit score. - Try not to run your balances up to your credit limit. Keeping your account balances below 75% of your available credit may also help your score. - Avoid applying for credit unless you have a genuine need for a new account. Too many inquiries in a short period of time can sometimes be interpreted as a sign that you are opening numerous credit accounts due to financial difficulties, or overextending yourself by taking on more debt than you can actually repay. A flurry of inquiries will prompt most lenders to ask you why. However, most scoring formulas will not penalize you if, for example, you are shopping for the best mortgage rate or the best car loan. Finally, to reiterate, remember late payments will hurt your credit score more than anything else since payment history is 35% of your FICO score. Focus on bringing over-the-limit balances below your credit limit. Then, work on bringing all your credit card balances down to a more credit-friendly level. As your level of debt has the second largest impact on your credit score it’s 30% of your FICO score. THX
