We are into 2021! 2020 was an interesting year for Metro Vancouver real estate (well just like any other year). How does the year end look? last year’s sales total was 2.8% below the 10-year sales average which is fair to say it sounds like a typical year in terms of the sales volume. The MLS HPI composite benchmark price for all residential properties in Metro Vancouver ends the year at $1,047,400 which is a 5.4% increase compared to December 2019.... According to BC Assessment news release (as of January 4h, 2021) assessments increased year over year between 0 to 10% depending on the property type and location. The benchmark price for apartments increased 2.6% in the region last year. Townhomes increased 4.9% and detached homes increased 10.2%. So far nothing shows that the market is slowing down and it might be another year with positive gains.

November market stats: Housing demand in Metro Vancouver continues to outpace historical averages with November sales eclipsing 3,000 for the first time since 2015. Residential home sales in the region totalled 3,064 in November 2020, a 22.7% increase compared to November 2019, but a 16.9% decrease compared to October 2020. ... We might see some decrease in the numbers in the month of December which is historically one of the slowest months because people are focusing on Christmas and winter holidays and not as much on real estate. How do these numbers translate into the price? The MLS Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $1,044,000 - 5.8% increase compared to November 2019 and a 0.1% decrease compared to October 2020.
